Lead Maintenance

divh2Maintenance Technician/h2pResponsible for completing work-orders, installing mechanical, electrical, and plumbing equipment as well as troubleshooting and repairing mechanical, electrical, and plumbing problems/ppThis position is responsible for all of the following:/pulliCompleting maintenance requests on occupied apartments including, but not limited to, plumbing repairs and replacements, major appliance repairs, interior and exterior carpentry, painting, and roof repairs/liliPerforming maintenance in leasing office, clubhouse, laundry rooms, models, pool areas, and property fences/liliMaintaining pool and Jacuzzi areas including chemical checks, cleaning, and repairs to the system/liliAssessing extraordinary maintenance required for the property (i.e., replacing guttering, parking lot repairs, repairing outside lighting, repairing and replacing patio and privacy fences, determining carpet damage)/liliResponsible for depositing ice-melt and shoveling snow as necessary during inclement weather/liliOrdering maintenance materials, supplies, and products for the property with the approval of the Property Manager/liliRelaying or repairing carpeting/liliWorking on entry gates/liliOverseeing productivity of other staff members during the preparation of an apartment for a new resident/liliAssuming the responsibilities of an Assistant Maintenance Technician when necessary/liliCompleting all job-related tasks assigned by Property Manager or Property Supervisor/li/ulpRequirements:/pulliValid drivers license and reliable transportation/liliMinimum of one (1) year related training/experience -- HVAC, Journeyman license and certification is preferred/liliAvailable for on-call/liliMust be able to read, speak and understand English for business purposes/liliMust be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner./liliMust be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen/li/ulpPhysical Requirements:/pulliMust be able to stand, walk, climb stairs and ladders; use hands to grasp, finger, or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear./liliSpecific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus./liliThe employee must be physically capable of moving appliances (refrigerators, washers, dryers) with the assistance of an appliance dolly./liliEmployees may also be required to lift heavy objects up to 75 pounds with the assistance of a dolly and another employee./liliMust be physically capable of removing, repairing, and reinstalling: garbage disposals, light fixtures, doors, refrigerators, sinks, bathroom stools, washers, dryers, and dishwashers./li/ulpPERKS: We are looking for innovative, fun, customer service professionals with the drive and determination to succeed at the next level.
