Maintenance Technician I

The Maintenance Technician is responsible for the daily upkeep of buildings and facilities, including scheduled maintenance, work orders, and safety checks for systems such as pools, HVAC, and boilers. Duties may include painting, equipment cleaning, and performing basic electrical and plumbing tasks to maintain facility standards. The salary for this position starts at $23.00 hourly. Compensation varies with experience and benefits depend on part‑time or full‑time status. Job Summary Under the direction of a District Engineer, the Maintenance Technician I is responsible for the preventative/predictive maintenance program, general building safety/security, and safe, efficient operation of building systems. Essential Functions Learn and perform preventative and predictive maintenance duties. Maintain daily check logs on Pool, HVAC, Boiler, Utilities, Building Automation, and other essential systems. Inspect HVAC and Boiler systems as PMs dictate for proper operation and maintenance needs, including replacing filters and belts, greasing, and cleaning coils and systems. Perform audits on safety systems such as eyewash, emergency shower stations, emergency lighting, fire egress routes and alarms, fire extinguishers, AEDs, etc. Coordinate contracted PMs on required systems (one‑man lifts, RPZs, fire monitoring and sprinkler, etc.). Perform holistic inspection of facilities for potential issues and repair as needed or report to District Engineer. Maintain safe and organized workspaces within department assigned areas. Manage inventory of tools and supplies. Learn and follow best practice for tools, machinery, testing equipment, and chemicals. Perform basic maintenance repairs in plumbing, electrical, carpentry, lighting, mechanical, pool systems, irrigation, walls, floors, and finishes. Assist District Engineer or other Technicians with additional repair and troubleshooting. Respond to daily maintenance needs of other departments via FacilityDude work order software. Complete work order forms to ensure adequate communication. Respond to urgent/emergency situations (fire, evacuation, power failure, pool closure, etc.) at all district sites on short notice. Interact with members, staff, and contractors to build a positive environment. Communicate best practices for safe and effective operation of facility systems as trained by leadership. Carry a cellular phone for communication and for urgent/emergency situations. Provide security and safety oversight of facilities and grounds by policies generated by maintenance leadership. Communicate requirements set by governing agencies and code (OSHA, state and local code, YMCA policy, etc.) to YMCA employees from other departments. Attend and complete all required training opportunities. Perform other maintenance related responsibilities as assigned by the District Engineer or VP of Facility Services. Relationships This position reports to the District Engineer who reports to the Vice President of Facility Services. The incumbent interacts regularly with branch departments in responding to member concerns regarding maintenance issues. Qualifications – Required Current Special Engineer’s License or the ability to obtain a special license within 9 months of full‑time employment. Current license(s) for the primary facility or the ability to obtain one within 6 months of full‑time employment (if applicable). Certified Pool Operator License (or equivalent) from the National Swimming Pool Foundation or ability to obtain one within 9 months of full‑time employment. Strong interpersonal communication skills. Basic computer knowledge and skills. Qualifications – Preferred Minimum of 2 years’ experience in facility operations and maintenance or related field. Experience with preventive maintenance development and implementation practices. Working knowledge and skills in heating, air conditioning, plumbing, electrical, carpentry, cleaning methods, cleaning equipment, safety systems, and pool operations. Work Conditions Frequently moves materials or tools weighing up to 75 pounds. Occasionally erects and stands on scaffolding, ladders, and platforms. Occasionally works at various heights for extended periods of time. Occasionally works with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray and aerosol forms. Frequently works in conditions that create dirt and dust. Performs essential maintenance including reach tasks, crouching, kneeling, shoveling, working in narrow spaces, overhead, twisting of waist, shoulders, and legs, lying on stomach or back. Frequently operates cleaning equipment such as auto scrubber, buffer, snow blower, sweeper, trash compactor, lift, pressure washer, box compactor, hand and power tools. Must be able to respond to emergency/on‑call situations. Ability to regularly drive to branches and retail locations with little or no notice. Frequently performs tasks in outdoor weather conditions.
