Maintenance Operator

The hourly pay range for this position is $30.00 - $35.00.The work hours for this position may include afternoons, evenings, weekends, and/or holidays.Responsible for the operation, replacement, repair, and maintenance of general building-related infrastructure. Work involves the lifting of heavy materials and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure preventive maintenance inspections are completed, and necessary repairs are always made. Ensures that the work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine, and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The Facility Technician requires an Apprentice/Generalist Craftsman skillset.Understanding and able to troubleshoot office building emergency and fire systemsUnderstanding and able to troubleshoot and maintain central plant systems and supporting equipmentAble to operate, monitor, adjust, and maintain Building Automation Systems (BAS)Able to troubleshoot/maintain/repair plumbing, Mechanical, and minor electrical components/systemsAble to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical DiagramsAble to produce a quality work product in a prompt, safe, and efficient mannerAbility to read, write, and communicate in English requiredWorks and participates well as a team memberCommunicate well with others; clearly write and speak to clients, superiors, coworkersGood organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the jobPresents self in a professional manner: neat appearance and groomingGreat communication skills are needed to interact with customers and tenants accordinglyAble to produce a quality work product in a prompt, safe, and efficient mannerAbility to work without supervision and appropriately with multiple deadlinesMaintain a good attendance record, including notification in the event of tardiness and absenceFor internal candidates, they must constantly receive a "meets expectations" job performance reviewHS Diploma or greaterMinimum of two (2) years of experience in facility maintenanceExperience with the customer line of businessExperience with customer building type(s)Apprentice/Generalist level craftsman in facility maintenanceReads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical DiagramsExperience & proven ability to install/demo/setup/repair general building infrastructure, e.g., paint/patch, flooring, windows, doors, hardware,Experience & proven ability to safely secure hydronic and electrical systems for maintenanceExperience & proven ability to Braze/Solder copper pipe, thread black pipeBasic carpentry skillsKnowledge of the operation of building auxiliary systems i.e., fire-life safety, stand-by emergency generatorsFamiliarity of general building systems i.e., vertical lift equipment, overhead doorsAbility to write, execute written and oral instructions, and perform arithmetic calculationsStrong knowledge of safe work practices and procedures typical for maintenance operationsAbility to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasksSafely and skillfully use all types of related hand and power toolsPerforms TS operation, installation, replacement, repair, and maintenance of TS-related mechanical, electrical, plumbing, and life safety systemsPerform/Direct TS Preventive Maintenance Work orders from the PM CalendarWorks closely with the "Manager" to optimize the Preventive Maintenance ProgramResponds to trouble calls; works closely with Operations to ensure efficient operations; maintains records, logs, and files as requiredPerform scheduled rounds and readings on plant systems/assetsEnsures services/maintenance are executed according to established standardsIdentify deficiencies through regular and thorough inspection of facility infrastructureRepair restroom fixtures, sweat/braze copper pipe, and thread black pipeDrain & "safe off" systems to facilitate repairsPerform minor carpentry tasks, replace ceiling tiles, repair, or replace door hardware, locks, panic bars etc.Perform minor electrical tasks to include bulb and ballast replacementInspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to SupervisorsAssists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipmentEnsures regulatory compliance associated with in-scope TS servicesReads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical DiagramsOperates support equipment, including forklifts, cranes, pay loaders, and moving vehiclesMaintains tools and orders supplies as required for installation and repairsComplies with departmental policy for safe storage, usage, and disposal of hazardous materialsFollows safety practices and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash, and shower stations, first aid supplies, breathing apparatus, etc.)Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipmentSupports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate mannerMaintains operation and maintenance manuals for all equipment.
