About the Role
Our client is looking for a meticulous and proactive Real Estate Property Manager to oversee their portfolio of properties in Welkom and surrounding areas within the Free State. This role is essential for ensuring the smooth operation and profitability of the properties under management. You will be responsible for tenant relations, maintenance coordination, financial oversight, and ensuring compliance with all relevant regulations. The ideal candidate possesses strong organizational skills, excellent communication abilities, and a thorough understanding of property management best practices. This is a key position within our client's operations in Welkom, supporting their commitment to high-quality property management.
Key Responsibilities
- Oversee day-to-day operations of managed properties, ensuring high standards of service and tenant satisfaction.
- Manage tenant relations, including lease administration, rent collection, and dispute resolution.
- Coordinate and supervise maintenance, repairs, and capital improvement projects, ensuring timely and cost-effective completion.
- Conduct regular property inspections to assess condition, identify potential issues, and ensure compliance with lease agreements and safety standards.
- Prepare monthly financial reports, including budgets, variance analysis, and rent rolls.
- Source and manage relationships with vendors, contractors, and service providers.
Requirements
- Proven experience as a Property Manager or in a similar role within the real estate industry.
- Solid understanding of property management software, landlord-tenant laws, and financial reporting.
- Excellent communication, negotiation, and problem-solving skills.
- Strong organizational abilities and attention to detail.
- Ability to manage multiple priorities and work effectively under pressure in the Free State.
- Relevant property management certifications are a plus.
