About the Role Are you a seasoned Commercial Real Estate professional, broker, or asset manager who knows commercial property inside and out? Tri-Star Roofing and Sheet Metal is expanding its market footprint, and we are seeking a strategic, revenue-driven Commercial Sales Specialist with deep roots in the CRE sector. In commercial roofing, facility investment and preventative maintenance are critical to protecting property values. Tri-Star Roofing doesn't just sell roofs - we protect commercial real estate assets, lengthen building lifecycles, and deliver high-ROI solutions to property owners, facility directors, and asset managers. If you already speak the language of cap rates, NOI, property management, and long-term capital planning, you hold the exact key to unlocking massive, high-ticket sales opportunities with us. Key Responsibilities Market Expansion: Leverage existing commercial real estate networks, property manager relationships, and asset owner connections to drive new commercial pipeline growth. Capital Project Advisory: Consult with property owners, REITs, and facility managers to assess roofing assets, evaluate risk, and present multi-year maintenance or full-replacement CapEx solutions. Deal Structuring & Pitching: Lead high-level sales presentations to executive decision-makers, board members, and property management teams. Pipeline Management: Identify target commercial properties, track sales milestones, and consistently bring high-margin projects from prospect to closed contract. Cross-Functional Collaboration: Partner directly with our estimating and project management teams to deliver accurate, competitive, and winning proposals. Qualifications & Experience Commercial Real Estate Experience (Required): Minimum 5+ years in CRE brokerage, commercial property management, asset management, or commercial land/building development. Proven Network: A strong, existing network of local/regional commercial property owners, asset managers, and facility executives. Financial Acumen: Understanding of commercial property financial metrics (CapEx planning, ROI, asset value optimization) to pitch structural solutions as sound financial investments. Negotiation & Closing Skills: A proven track record of prospecting, negotiating, and closing mid-to-large-scale business deals. Self-Motivated & Strategic: Strong drive to build a territory, manage a clean sales pipeline, and hit ambitious annual growth targets. Note: Prior roofing or construction experience is a plus, but not required. We will fully train you on building envelope systems-we need your CRE expertise and deal-making drive!
