Hakimian Holdings is seeking an experienced, detail-oriented Collection Specialist with a background in commercial real estate to join our team. The ideal candidate will have experience managing tenant accounts receivable, collecting past-due rent and other lease-related charges, and working directly with tenants and property management teams to resolve outstanding balances.

This role requires a proactive professional who is comfortable handling delinquent accounts, negotiating payment arrangements, and maintaining strong tenant relationships while ensuring timely collections across our commercial property portfolio.

Key Responsibilities

• Manage and monitor tenant accounts receivable across commercial properties.
• Proactively follow up on past-due rent, common area maintenance (CAM) charges, real estate taxes, insurance reimbursements, and other lease-related expenses.
• Contact tenants by phone and email regarding delinquent balances and outstanding invoices.
• Review tenant ledgers, account statements, leases, and payment histories to identify discrepancies and resolve billing issues.
• Negotiate payment plans and establish clear commitments for outstanding balances.
• Coordinate with property managers, leasing teams, and accounting personnel to resolve collection issues.
• Track collection activity, document tenant communications, and maintain accurate account records.
• Monitor accounts receivable aging reports and prioritize collection efforts based on delinquency and outstanding balances.
• Escalate seriously delinquent accounts and potential lease defaults to management for further action.
• Assist with collection reporting, account reconciliations, and month-end receivables reviews.
• Maintain professional tenant relationships while enforcing payment obligations in accordance with lease terms and company policies.

Qualifications

• Commercial real estate experience is strongly preferred , particularly in tenant collections or property management accounting.
• Previous experience collecting commercial rent, CAM charges, and other tenant-related receivables.
• Familiarity with commercial leases, tenant ledgers, rent schedules, and accounts receivable aging reports.
• Strong communication, negotiation, and problem-solving skills.
• Excellent organizational skills and attention to detail.
• Ability to manage a high volume of accounts, prioritize collections, and meet deadlines.
• Proficiency in Microsoft Excel and Outlook.
• Experience with commercial property management or accounting software is a plus.
• Ability to work independently, exercise sound judgment, and maintain accurate documentation.

They will be comfortable having difficult conversations about outstanding balances, following up consistently on payment commitments, and working collaboratively with property management and accounting teams to improve collection performance.
