Assistant Property Manager - Part Time Location: Hahira, GA We are seeking an Assistant Property Manager to support the day‑to‑day operations of the Village on Park and Woodlawn Terrace apartment communities in Hahira, GA. The role involves assisting prospective tenants, handling phone inquiries, routing maintenance requests, and supporting the Property Manager as needed. Responsibilities Accurately complete all lease applications, assist with application verification and notify prospective residents of results. Maintain accurate records in property‑management software and resident files; organize and file all applicable reports, leases, and paperwork. Work with property‑management and accounting departments to ensure all rent is collected as due and all revenue data is entered in the system. Apply thorough knowledge of Gateway Management policies and procedures, including the Site Operations Manual, Compliance Manual, Maintenance and Resident Services Policies, Safety and Risk Management Policies, and Marketing and Leasing Policies. Maintain knowledge of our apartment communities and local market comparable properties. Qualifications High school education or equivalent. Minimum of one year experience as an Assistant Property Manager or in a customer‑service role related to property management. Up‑to‑date knowledge of federal and state guidelines regarding low‑income housing tax‑credit programs. Strong interpersonal skills and ability to work effectively with all people. Basic knowledge of financial and accounting concepts. Working Conditions and Physical Demands Work on a computer for long periods and communicate by telephone, email, and in person. Light to medium physical work that requires standing, walking, stair climbing, stooping, crouching, and lifting up to 20 pounds frequently. Inspect and tour the property daily, meeting with residents and other employees daily. May require evening, weekend, and on‑call work.
