DUTIES AND RESPONSIBILITIES:

MLDC Management team members exceed expectations by going above and beyond to perform any reasonable task/request that is consistent with fulfilling company objectives. Conduct all business in accordance with company policies & procedures, EPA regulations, O.S.H.A. regulations, Texas anti-entrapment laws, and all other laws pertaining to apartments.

RESPONSIBILITIES:

·       Deliver notices

·       Handle trash outs

·       Keep all grounds of the property neat and clean

·       Take care of swimming pool and related equipment, maintain water quality and safety apparatus.

·       Clean the leasing office, amenity areas, laundry facilities and other common areas daily, or as scheduled by the Community Director

·       Check and replace exterior lighting on a regular basis.

·       Clean model apartments on a regularly scheduled basis.

·       Additional projects as assigned

·       Able to keep up the grounds, swimming pool and keep other amenities clean.

·       Assist in maintaining an inventory of adequate supplies, replacement part and equipment by ensuring maintenance areas are neat and clean

·       Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc...

·       Inspect vacated apartments and complete checklists regarding make-ready.

·       Assist with painting and drywall repair

·       Make new keys when requested

Physical

·       Lifting/Carrying (paperwork, deliveries, files, miscellaneous):

o   Over 100 lbs.        Occasional need (1-33% of the time)

o   20-25 lbs.              Occasional need (1-33% of the time)

o   Less than 20 lbs.   Frequent need (33-66% of the time)

o   Under 10 lbs.        Constant need (66-100% of the time)

Vision

·       Constant need (66-100% of the time) to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequent need to see small detail

·       Constant need (66-100% of the time) to see things clearly beyond arm’s reach (inspecting & showing property, neighborhood surveys, etc.)

Hearing/Speaking

·       Constant need (66-100% of the time) to communicate over the phone and in person with property owners, corporate & resident management, vendors and residents.

·       Ability to read, write & comprehend simple instructions, short correspondence and memos. Ability to speak effectively before groups.

Driving

·       Must be able to properly operate golf cart

WORK ENVIRONMENT

·       40 hours per week or whatever the property requirements demand. Must be available on weekends for staffing needs and emergencies.

·       MLDC Management values a “Can do” attitude to do whatever it takes to get the job done so that we exceed the expectations of our residents and employees.

·       Indoors (66-100% of the time); frequently outdoors, all conditions (33-66% of the time)

·       Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10% of the time)
