Mortgage Loan Opener

Summary

We are currently seeking a highly organized and detail-oriented Mortgage Loan Opener to support our mortgage operations team. This individual will play a key role in the loan origination process by reviewing incoming loan applications, confirming all required documentation is received, accurately entering loan information into the Loan Origination System (LOS), and preparing files for processing and underwriting. The ideal candidate will ensure accuracy, efficiency, and compliance throughout the setup and onboarding of mortgage loan files.

Responsibilities

• Review newly submitted mortgage applications and supporting documentation for completeness and accuracy
• Establish and maintain loan files within the Loan Origination System (LOS)
• Confirm receipt and accuracy of required borrower documentation, including income, asset, credit, and property-related documents
• Coordinate and order third-party services, including:
• Credit reports
• Appraisals
• Title services
• Flood certifications
• Employment and verification services
• Ensure all required disclosures are issued in compliance with regulatory deadlines
• Communicate with loan officers, processors, borrowers, and third-party vendors to obtain outstanding information and documentation
• Monitor loan files to ensure adherence to company policies and applicable federal and state lending regulations
• Maintain accurate loan records and update file milestones within the LOS
• Assist with pipeline management by prioritizing files based on lock dates and closing timelines
• Provide operational support to processing and underwriting teams as needed

Qualifications

• High school diploma or equivalent required; Associate’s or Bachelor’s degree preferred
• Minimum of 1 year of experience in mortgage operations, loan setup, or loan processing
• Working knowledge of mortgage documentation and industry terminology
• Familiarity with FNMA, FHLMC, FHA, VA, and USDA guidelines preferred
• Experience using Loan Origination Systems, preferably Encompass
• Strong attention to detail with excellent organizational and time management skills
• Ability to manage multiple priorities in a fast-paced environment
• Strong verbal and written communication skills with a customer-service mindset
