Senior Manager - Design & Construction

Discover endless opportunities to grow and make your mark at Hines. Responsibilities Lead and coordinate all construction activities across multiple large or complex projects. Develop and manage comprehensive project budgets, schedules, and risk mitigation strategies. Serve as primary liaison with ownership, investors, lenders, and joint venture partners on project progress, risks, and financial updates. Partner with the Conceptual Construction group to review designs, specifications, pricing, and contracts, providing strategic input during pre-construction. Oversee and mentor Construction Managers, Assistant Construction Managers, and project support staff, ensuring effective team performance and professional development. Direct and evaluate contractor performance with emphasis on schedule adherence, budget control, and alignment with owner's program requirements. Manage architect/engineer performance and ensure design intent is translated effectively into construction execution. Negotiate contracts, change orders, and claims while ensuring compliance with contractual terms and financial controls. Oversee safety programs, ensuring compliance with OSHA standards and fostering a culture of zero incidents. Conduct regular site visits to monitor quality, resolve issues, and validate progress reporting. Facilitate the turnover of completed projects, ensuring all punch lists, closeout documentation, and operational handoffs are successfully completed. Maintain thorough project documentation and historical data for benchmarking and future project planning. Qualifications Minimum Requirements include: Bachelor's degree in Construction Science, Engineering, Architecture, or related field required. Master's degree in Construction Management, Business Administration, or related discipline preferred. onMinimum 10 years of progressively responsible experience in construction management, including at least 5 years in a leadership role overseeing large-scale commercial projects. Demonstrated success managing multiple, complex projects in commercial real estate, preferably office, mixed-use, or industrial developments. Experience working with joint venture partners, investors, and lenders is strongly preferred. Advanced knowledge of construction processes, delivery methods, building codes, and industry standards. Strong negotiation skills with ability to interpret contracts and mediate disputes. Proven ability to develop and manage large budgets and complex project schedules. Excellent communication and presentation skills, with ability to engage executive stakeholders, investors, and external partners. Strong leadership and mentoring abilities with demonstrated team development experience. Strategic thinker with strong analytical, financial, and problem-solving skills. Proficiency in Microsoft Office Suite, project management software, and construction management platforms (e.g., Procore). Professional certifications preferred (e.g., LEED AP, PMP, or Certified Construction Manager CCM). Work indoors approximately 75% of the time and outdoors 25% of the time. Regularly perform on-site inspections requiring ability to climb stairs, ladders, scaffolding, and access tight spaces. Ability to lift up to 25 lbs. and perform site walks in active construction zones. Flexibility to travel and work extended hours as business needs require.
