Sr. Facilities Project Manager

Job Summary The Senior Project Manager operates independently as a project management professional throughout the planning, design, construction, and commissioning phases of medium‑scale to large‑scale non‑capital and capital construction projects. The incumbent oversees project initiation, design, and construction phases, collaborates with A&E consultants and stakeholders, and ensures projects meet design, performance, sustainability, and operational life‑cycle goals. The role emphasizes delivering reliable, energy‑efficient, low‑visual‑impact infrastructure with a strong focus on successful hand‑off to campus operations. Responsibilities Project Management (25%) Bids or negotiates construction contracts. Reviews and oversees construction activities, including contractor schedule, RFIs, submittals, change orders, and punch list. Monitors construction milestones and critical path activities. Design Development (20%) Hires A&E consultants to develop requirements, design criteria, layouts, and drawings. Provides leadership, oversight, and cost estimates. Ensures compliance with building codes, university and President’s Office requirements. Drives site visits with clients and vendors. Programming (10%) Defines project scope and program with clients. Planning (10%) Establishes project plan and coordinates funding transfers with other units. Conflict Resolution (10%) Mediates among project participants and resolves disputes, including contractor claims. Supervision (10%) Directs other project managers and analysts. Closeout (5%) Ensures proper project closeout and hand‑off of manuals and drawings to Physical Plant Services. Provides training to campus stakeholders. Reporting (5%) Creates schedules and budgets, and reports status to university and regulatory agencies. Organizational Activities (5%) Performs departmental activities, including committee service for PPDO. Required Qualifications Bachelor’s degree in a related area or equivalent experience. Advanced knowledge of building construction practices, design, contract administration, and California Building Codes. Ability to administer a construction project through all phases, from contract documents to warranty. Advanced project management skills for complex projects. Proven experience managing contractors and consultants within scope and budget. Minimum eight years progressively responsible experience in construction project management. Familiarity with at least five building systems or disciplines (e.g., architectural, civil, mechanical, electrical, landscape). Strong written and verbal communication skills, including political acumen. High level of autonomy with minimal supervision. Excellent computer skills (MS Office, MS Project, Adobe Acrobat, Bluebeam, AutoCAD, FAMIS, Tririga, Filemaker). Team and consensus building, facilitation, and public speaking experience. Clear and professional report and correspondence preparation. Responsive collaboration with project stakeholders. Preferred Qualifications Valid California Professional Engineering (PE) license. LEED AP or Green Associate certification. Project Management Professional (PMP) certification. Advanced degrees in Architecture, Engineering, Project Management, or Construction Management. Knowledge of university infrastructure and strategic building plans. Familiarity with public works contract law. Experience leading project managers, architects, and engineers on complex systems. Experience with energy‑efficiency projects, cost‑benefit analysis. Appointment Information Budgeted Salary: $140,000 - $150,000 per year. Benefits Level Eligibility: Full benefits. Schedule: Full‑time, Fixed; 100% (40 hours per week), Monday‑Friday, Day shift. Travel: Up to 25% of the time.
