Building Maintenance Mechanic

The Building Maintenance Mechanic is responsible for general maintenance and repairs of all equipment and services for buildings at The Culinary Institute of America (CIA). This includes but is not limited to; performing general preventative maintenance (PM) work and inspections, clearing drains and grease traps, servicing mechanical equipment, lighting pilot lights for kitchen appliances, responding to radio requests and emergencies, completing electronic work orders as assigned and coordinating work priorities with the Building Maintenance Operations Manager.

Essential Responsibilities:

• Performs a wide variety of work on all structures and systems, both on the campus, and on related infrastructure under the ownership of the CIA off campus.
• Interacts in a positive, professional and helpful manner with all campus stakeholders, including students, chefs, faculty, staff, outside vendors and campus guests.
• Conducts repairs, preventive maintenance, and replacements on all systems as required and/or directed (i.e. minor boiler servicing, water testing and treatment, roof patching, filter changes, etc.).
• Performs routine facility inspections as required, including: all boilers, mechanical and equipment rooms, roofs, and infrastructure and is proactive about identifying and addressing deficiencies observed.
• Monitors, inspects, and trouble-shoots all equipment and systems for designed operation and implements any adjustments, repairs or replacements as required.
• Performs minor aesthetic repairs such as mopping, painting, spackling, replacing carpet tile or ceiling grid.
• Coordinates and conducts work in a way to minimize disruption to classes and other campus activities.
• Completes work orders assigned through an assigned computer or tablet and properly follows up with work orders that are assigned by their supervisor or as directed by the Help Desk.
• Works on various facility components including repairs to door hardware, locks, fire protection systems, (smoke, fire and sprinkler systems) as required.
• Troubleshoots and investigates, conducts preventative maintenance, and performs repairs and replacements of mechanical systems and equipment as needed.
• Assists outside contractors and accompany them as needed. Reviews their work to ensure work is being completed safely and professionally.
• Responds to work orders within residence halls, repairing all systems including plumbing, water, heating, signage, window blinds and repair of windows. Sometimes enters while rooms are occupied by students.
• Maintains communication with campus stakeholders including academic persons, such as faculty, occupants (students), Residence Hall Directors (RDs), Residence Assistants (RAs) and the residential life office, keeping them and other key stakeholders apprised of status of work orders, emergencies and other communications as needed.
• Assists with special event set-ups and breakdowns, which may be assigned after normal business hours, including nights and weekends.
• Building Maintenance operates 24/7 and in the event of an emergency i.e. natural disaster, power outage, etc., a Building Maintainer will be required to report for duty if deemed essential.
• Any and all other duties as assigned.

Required Qualifications:

• High School Diploma or GED.
• Minimum of three (3) years working experience in general facilities maintenance, repair or refinishing; or one (1) year of working experience in a skilled trade such as electrical, HVAC-R, boiler service or plumbing; or formal equivalent trade school experience.
• Valid Driver's License.

Preferred Qualifications:

• Certificate from an accredited trade school in mechanical or electrical systems.
• Window and door hardware repairs.
• Hands on knowledge of appliance repairs including; refrigerators, stoves, ovens, etc.
• Experience in painting, tilework, and roofing repairs.
• More than five (5) years of experience in a skilled trade.

Required Skills:

• Must be able to read blueprints, work orders, instructions and communicate in English and follow direction and procedures. Able to work in an electronic environment including reading email, sending pictures electronically and using a handheld device to receive, update and close out work orders.
• Skillful with tools of minor plumbing, painting, tile work, carpentry, mechanical and electrical trades.
• Strong teamwork and interpersonal skills; ability to be adaptable, dependable and handle multiple priorities simultaneously.
• Ability to follow all constraints, both formal and informal including OSHA and CIA safety protocols and other applicable rules, protocols and procedures.

Working Conditions:

• Must be available based upon business needs with prior notification to work on evenings and weekends or in the event of an emergency, such as natural disaster, power outage, etc. they will be required to report if deemed essential.
• May be required to work on different shifts and report to various supervisors based upon the needs of the Institute with advance notice.
• This position is physically demanding and often requires heavy lifting of material weighing up to fifty (50) pounds and climbing to heights above twenty (20) feet.
• At times the work environment may be extremely hot or extremely cold. Temperatures can range from -10F to +110F minus wind chill. Position requires work outdoors, sometimes extreme winter temperatures, in crawl spaces, on rooftops and confined areas where heat is sometimes 110-120 F.
• Ability to sit, stand, walk, use hands to grasp, handle and feel materials, reach with hands and arms, stoop, kneel, crouch and taste or smell.
• Must supply initial pair of anti-slip and anti-mar sole safety work shoes/boots.
• Must be able to work from high places, on ladders, near the edge of roofs.
