Community Manager - Vara Sun Valley

Job Description Summary This role manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws. Property Details Property Name: Vara Sun Valley Location: Indian Trail, NC Property Type: Garden Stage: Lease Up Unit Count: 320 Schedule: Monday-Friday (Weekends may be required) Responsibilities Provide input into the development of budgets for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports to establish historic and predictive performance patterns. Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted promptly, making financial bank deposits, and preparing and reviewing monthly financial status reports. Approve invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between vendor/contractor, accounting, and client/owner. Control expenditures by staying within approved budget constraints and managing the balance of the petty cash fund. Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewal leases; conducting periodic apartment inspections; following proper notice requirements; evicting residents; and imposing and collecting late fees and other charges as allowable and stated in the lease terms. Gather, analyze, and interpret current market and economic trends that may impact the property and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues. Ensure maintenance staff complies with company standards for responding to and completing resident service requests. Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet safety, cleanliness, and appearance standards. Supervise property staff by interviewing, hiring, orienting, and training employees, and managing performance in accordance with Company policies, values, and business practices. Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on performance, and responding to owner requests as needed. Complete various accounting, financial, administrative, and other reports and perform other duties as assigned or as necessary. State‑Specific Responsibility California Only: Community Managers must manage the lease process using the California-specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university (preferred in Business Management, Real Estate, or related field). 4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage daily operations of an apartment community, resolve customer complaints, complete financial records, increase sales revenue, and coordinate a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently, lead, and collaborate as part of a team. Specialized Skills Hold all licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property and ensure all on‑site staff who drive it also possess a valid driver’s license. Proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Team members work in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, or landscaping may be unpleasant or hazardous. Incumbents must physically access all exterior and interior parts of the property and amenities, push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training classes, outreach events, or other job‑related activities. Salary and Compensation Salary Range: $90,000 – $95,000 per year. The role may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite property positions) based on individual and company performance.
