Associate Director, Site Contract Management

Position Summary Associate Director, Office Contract Management will act as the site-level single point of governance accountability for the IFM Service Provider scope of work at our Princeton Pike and Lawrenceville, NJ locations. The role oversees all facilities services, develops annual budgets, negotiates performance-based contracts, and ensures cost-effective service delivery that meets BMS and facility needs. Key Focus Successful governance and implementation of the IFM contract at the site level; serve as the main contact to develop and maintain positive relationships with the Service Provider; provide consistent oversight across all sites; develop and monitor yearly budgets; address and resolve site-specific governance issues. Key Responsibilities Primary operational responsibility for the Princeton Pike site and Office buildings of the Lawrenceville Campus. Demonstrate tangible leadership and relationship management across BMS stakeholders and Service Provider’s account team. Interact with corporate level executives and enable service levels supportive of their needs. Support large scale meetings and events supporting corporate functions. Align objectives of BMS and the Service Provider to ensure the service delivery model meets facility needs and is mutually beneficial. Represent BMS interests while overseeing service delivery and maintaining relationships with stakeholders and governance processes. Respond to problems and concerns; implement BMS policies, rules, and regulations to minimize risk. Partner with the Service Provider Representative to assure excellent service delivery; review and monitor performance against SLAs. Approve monthly and quarterly KPI metric results; review procedure manuals for consistent delivery. Manage contract documents; ensure consistency with master contract and BMS corporate standards. Ensure superior delivery of contract deliverables with measurable value-add, innovation, and continuous improvement. Work with Service Provider’s account management team and internal BMS stakeholders to modify service deliverables per business needs. Develop site budget baseline and annual budget and assumptions with Service Provider Controls. Account for annual site IFM services budget, including controllable and non‑controllable expenses, maintenance, project costs, rental, energy, and capital items. Participate in site invoice reconciliation process and shared savings financial management. Qualifications & Experience Bachelor’s degree in Business Administration, Engineering, Finance, Planning, or related field, or equivalent work experience; 5+ years operational experience with integrated facility services. Core competency in Hard Services and management of hospitality, housekeeping, pest control, mail, shipping, space planning, lab services. Strong leadership style with high energy, collaboration, candor, openness, results orientation, and issue resolution skills. Experience in contract negotiation for facilities services and performance‑based IFM contracts. Strong financial management skills: budgeting, forecasting, variance analysis, and accounting knowledge. Experience in pharmaceutical R&D or laboratory environment or equivalent regulated industry. Excellent communication, negotiation, analytical, and interpersonal skills. Ability to manage multi‑million dollar budgets. Health & Safety knowledge or IOSH minimum certification. Proven record of excellent customer service, ability to handle sensitive issues, and write reports and presentations. Experience managing external partners and vendors across disciplines and geographies; ability to deliver results in a matrix organization. Compensation Overview Princeton, NJ – US: $161,250 – $195,391. Additional incentive cash and stock opportunities may be available based on eligibility.
