Area Manager

Area ManagerThis is a full-time position. Days and hours of work are usually Monday-Friday, 4:00 pm to 12:00 am; weekend hours as required. Travel is expected for this position within designated geographical area.Preferred education and experience: Bachelor's Degree and/or 4 years of janitorial supervisory or management experience. A combination of education and experience will be considered. Work authorization/security clearance: Drug test, criminal background check and site-specific background checks will be required.Summary/Objective: Provides management of designated geographical region to ensure a high level of customer satisfaction. This responsibility is carried out through regular customer visits, site inspections/quality control, reviewing budgets, controlling inventory, scheduling project work and training support. Works closely with upper management, staff and customers to resolve issues and to identify and capitalize on revenue opportunities through sales mindedness. Completes and maintains inspection documentation, reports, and record keeping.Essential Functions: Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Specific duties and responsibilities include but are not limited to:Assist the division manager with customer visits/meetings as requiredVisit customers on a regular basis to strengthen the PBS-Customer relationship. Focus on top 10 accounts. Adjust frequency of visit per customer need. Document changes in occupancy since previous visitIdentify opportunities to provide additional services. Provide necessary documentation to division manager to prepare quotesInspect customer job sites at least once monthly to ensure a consistent high level of service. Adjust frequency of inspection as needed. Document deficiencies and notify supervisors to correct the issues with cleanersCorrect cleaning deficiencies while on site, provided deficiencies can be corrected without interference with customer business. (ATM, water fountains, first impression areas, etc.)Assist with staff development and retention through providing feedback while visiting sites. Monitor progress and offer appreciation for hard work.Promote Corporate ValuesResponsible for training/retraining of staff as neededInspect janitor's closets to ensure closets are being maintained in a neat and orderly fashion, equipment is clean and in good working order, SDS books, and other required display items are current. Report information to HRMake every effort to resolve customer concerns while on site. If a resolution is not possible during visit communicate next steps to the customer and leave them confident that the concern will be resolved promptlyFollow up with customers to ensure issues are, and remain, resolvedMonitor monthly job costing report and address low income producing accountsReview daily Timekeeping reports to monitor account budgets. Audit mismatches and report to payroll dailyReview monthly general ledger reports with Division ManagerGain proficiency in policies and procedures.
