PositionSummary: TheEstimator/ProjectManager(Estimator/PM)isaccountableforsuccessfullydeliveringsmall-to-midsizedcommercialTIprojects,oftenwithcompressedschedules(asshortas~6weeks)andmultipleconcurrentprojects(1-3atatime).Thisroleblendshands-onestimatingandpreconstructionwithprojectmanagement(budget,schedule,contracts,documentation,andclientcommunication)acrossmultipleconcurrentprojects.ThispositionalsosupportsEllipsisConstruction’sgrowthbymanagingandleadingtheproposalprocessfromRFPreleasethroughbidding,estimatingcoordination,andinterviewpresentations. KeyResponsibilities: Preconstruction,Estimating,Proposals&BusinessDevelopmentSupport Leadtheestimatingprocessincludingquantitytakeoffs,scopereview,anddetailedcostdevelopmentforcommercialTIprojects. Maintainestimatingtemplates,historicalcostdata,andlessonslearnedtocontinuouslyimproveaccuracyandspeed. Levelbids,identifygaps/exclusions,andsupportscopeclarificationstoensurecomplete,apples-to-applescomparisons. ManageandleadtheproposalprocessfromRFPreleasethroughsitewalks,ITBbidding,estimatecompilation,andclientinterviewpresentations. WritetechnicalproposalsinresponsetoRFPs/RFQs/RFIs,includingexecutivesummary,relevantexperience,pricingapproach,technicalqualifications,compliancerequirements,andcompanybackground. Prioritizewritingassignments,coordinateinputsfrominternalcontributors,andmanagedeadlines. Monitorsolicitationaddenda/changesandupdateproposalcontentasneeded. Partnerwithleadershiptodevelopwinthemes/strategiesandensureapolished,on-brandsubmission. ProjectManagement(Scope,Schedule,Budget,Contracts) Establish,update,andcommunicatetheMasterProjectScheduleandmanageexecutionagainstmilestones. Manageprojectbudgetsandfinancialreporting;interpretreportstoensureadherenceandidentifyrisksearly. Provideleadershipinriskevaluation,contractnegotiations,fee/pricingdecisions,andchangemanagement. Keepmanagementinformedonprojectprogress,budgetstatus,andkeyrisksthroughregularupdates/meetings. SupportanddriveutilizationofEllipsisConstructioninitiatives,standards,andtechnologies. ProjectControls&Documentation Ownprojectdocumentationsystemsandensuretimely,accuratecompletionofRFIs,submittals,meetingminutes,punchlists,safetydocumentation,anddailylogs. Coordinatesupportfromvirtualassistants/teammembers(asapplicable),whilemaintainingfinalaccountabilityforcompletenessandquality. Processallsubmittalswithsupportfromvirtualassistants. Client,Architect,Vendor&TradePartnerRelationships Fosterandenhancerelationshipswitharchitects,subcontractors,andvendors. CommunicateproactivelyandrespectfullywithAdminandallteammembers;resolveissueswithasolutions-firstapproach. Maintainstrongcustomerserviceandexpectation-settingthroughouttheprojectlifecycle. PayApplications&Closeout Workwithaccountingsoftware/processestoinitiatepayapplicationsandfollowuptoensuretimelypayment. Leadprojectcloseout:punchcompletion,turnoverdocumentation,warrantyinformation,andfinalfinancialreconciliation. PeopleLeadership Lead,supervise,anddevelopEllipsisConstructionvirtualassistantsandfieldstaff. Provideperformancefeedbackandinputinto(orcompletionof)performanceappraisals. Provideleadershipthatfostersanenvironmentofdiversityandinclusion. RequiredQualifications: Demonstratedexperiencedeliveringcommercialconstructionprojects,ideallytenantimprovementorfast-pacedinteriorprojects. Demonstratedexperienceinestimatingandpreconstruction,includingtakeoffs,subcontractorcoordination,andbidleveling. Abilitytoreadandinterpretplans,specifications,andscopesofwork;comfortaskingsmartquestionsearly. Provenabilitytomanagemultipleconcurrentprojectsandshiftingprioritieswhilemaintainingqualityanddocumentationstandards. Strongworkingknowledgeof: Constructionmeans/methods,sequencing,andcoordination Budgeting,costcontrols,andschedulemanagement RFI/submittalworkflows,meetingcadence,andcloseoutrequirements Strongproposalwritingandcoordinationskills(RFP/RFQ/RFIresponses). Excellentcommunicationskills-written,verbal,andclient-facing. Comfortableworkinginboththeoffice/adminsideofdeliveryandactivelyleadinginthefield. Proficiencywithcommonconstructionandbusinesstools(constructionmanagementplatforms,documentcontrol,spreadsheets,email/calendar,etc.). PreferredQualifications: OSHAtrainingand/orstrongsafetyleadershipbackground. Experienceinnegotiatedwork,hardbid,and/orpublic-sectorstylesolicitations. Familiaritywithsustainabilitypracticesandconstructiontechnologytoolsthatimprovecoordinationandreducerework. WorkEnvironment&PhysicalRequirements: Combinationofofficeworkandactivejobsitework. Abilitytomovearoundjobsites,climbstairs/laddersasneeded,andworkinvaryingsiteconditions. Abilitytolift/carrylight-to-moderatematerials(typicaljobsiterequirements)andwearPPEasrequired.
