Facilities Maintenance Technician

Kelly Services is hiring an experienced Facilities Maintenance Technician in Hazelwood, Missouri. This is a 12-week contract position with the potential to be extended.

Schedule: Monday–Friday, 7:00 a.m.–3:30 p.m.
On-Call: Occasional on-call availability is required; overtime is paid.
Pay: $28.00–$32.00 per hour, based on experience

Position Summary

The Facilities Maintenance Technician is responsible for the daily operation, inspection, troubleshooting, and preventive maintenance of facility equipment and building systems. This position will address routine maintenance issues, monitor building automation systems, and coordinate with outside vendors when repairs require specialized support.

The ideal candidate will have broad commercial facilities maintenance experience. Hands-on HVAC experience, including work with RTU units, chillers, boilers, automatic controls, and building automation systems, is highly preferred.

Key Responsibilities

• Respond to routine facility maintenance requests involving HVAC systems, plumbing, toilets, lighting, leaks, ceiling tiles, and other building-related issues.
• Perform preventive maintenance on commercial HVAC equipment, including:
  • Changing HVAC and RTU filters
  • Inspecting, adjusting, and replacing fan motor belts
  • Cleaning HVAC coils
  • Lubricating motors, fans, and bearings
  • Checking equipment operation and identifying potential problems
• Monitor chillers and boilers, respond to alarms, and perform basic resets when appropriate.
• Monitor and operate the Building Management System (BMS) or Building Automation System (BAS) to ensure HVAC and other critical systems are operating properly.
• Troubleshoot building automation and automatic control issues and escalate complex repairs when necessary.
• Complete preventive maintenance on water filters, fire extinguishers, ice machines, sprinkler valves, ladders, and other facility equipment.
• Diagnose mechanical, electrical, plumbing, HVAC, and general building maintenance issues.
• Conduct routine building inspections to identify and initiate repairs before problems become more serious.
• Respond to facility emergencies, including power outages, water-main breaks, internal pipe breaks, fires, unusual odors, and equipment failures.
• Update work orders in the maintenance tracking system, documenting time spent, findings, repairs performed, and work completed.
• Coordinate maintenance activities to minimize disruption to employees, including scheduling work involving excessive noise or odors outside normal operating hours when needed.
• Participate in site safety programs, including hot-work permits, hazardous energy control/lockout-tagout, hazard recognition, and contractor safety.
• Maintain clean, organized, and debris-free maintenance areas, including the maintenance shop and penthouses.
• Order commonly used maintenance parts and supplies, such as HVAC filters, belts, lubricants, and valves.
• Work with outside contractors and vendors on larger or more complex projects.
• Coordinate contractor and vendor work when the Facilities Management Specialist is unavailable.
• Perform other duties as assigned based on business needs.

Qualifications

• Associate degree, technical degree, or vocational training in facilities maintenance, HVAC, building systems, or a related field preferred.
• At least five years of experience in facilities, commercial building maintenance, or a similar maintenance position.
• Working knowledge of mechanical, electrical, plumbing, fire-protection, and building utility systems.
• Experience with commercial HVAC equipment and RTU units is a significant plus.
• Experience with chillers, boilers, building automation systems, and automatic controls is highly preferred.
• Ability to diagnose maintenance problems, assess repair needs, and determine when vendor support is necessary.
• Comfortable using computerized maintenance management systems or work-order tracking software.
• Strong verbal and written communication skills.
• Good organizational, documentation, and planning abilities.
• Ability to occasionally participate in an on-call rotation and respond to facility emergencies.
