Overview:
We are seeking a proactive and highly organized Assistant Property Manager to support the daily operations of a commercial property portfolio in Southwest Florida . This role involves direct interaction with tenants, vendors, and internal teams to ensure high-quality property performance, tenant satisfaction, and operational efficiency. The ideal candidate will have experience in commercial real estate and a strong understanding of property management principles.

Key Responsibilities:

• Support the Property Manager in overseeing a portfolio of office, retail, and/or industrial properties.
• Serve as a point of contact for tenant requests, inquiries, and service calls; ensure timely resolution and follow-up.
• Coordinate routine property inspections and assist in identifying and resolving maintenance issues.
• Manage vendor relationships, track service contracts, and verify completion of scheduled services.
• Assist in preparing annual budgets, monthly reports, rent rolls, and CAM (Common Area Maintenance) reconciliations.
• Track tenant insurance and HVAC maintenance in compliance with leases.
• Maintain up-to-date records of leases, insurance certificates, and property documentation.
• Help facilitate lease renewals, amendments, and move-in/move-out procedures.
• Monitor rent collections and assist with delinquency follow-up as needed.
• Ensure properties are compliant with local codes, ordinances, and safety regulations.

Qualifications:

• 2+ years of experience in commercial property management and knowledge of commercial real estate practices, lease administration, and property operations.
• Strong communication and customer service skills.
• Highly organized, with the ability to manage multiple tasks and meet deadlines.
• Proficiency in Microsoft Office Suite; experience with property management software such as Yardi, AppFolio, or similar preferred.
• Ability to work independently and as part of a team.
• Excellent reading and comprehension and ability to interpret complex lease terms.
• Florida CAM License (Community Association Manager) is preferred.
• Valid driver’s license and reliable transportation required for property visits.
