Project Manager

The Project Manager is responsible for leading the successful delivery of ground-up multifamily and mixed-use construction projects from preconstruction through closeout. This role oversees all aspects of project execution including budgeting, scheduling, subcontractor coordination, and client communication to ensure projects are delivered safely, on time, and within budget.

Projects typically include garden-style apartments, podium developments, mixed-use communities, and high-density residential housing, often requiring strong coordination across multiple trades and stakeholders. These projects may include amenities, structured parking, and complex site conditions that require detailed planning and execution.

Key Responsibilities

• Manage multifamily construction projects from preconstruction through completion and final turnover.
• Develop and maintain project budgets, cost tracking, and financial forecasting.
• Create and manage project schedules, ensuring alignment with milestones and delivery timelines.
• Lead subcontractor buyouts, contract negotiations, and scope management.
• Oversee project documentation including RFIs, submittals, change orders, and reporting logs.
• Coordinate closely with Superintendents to ensure strong field execution and productivity.
• Manage procurement of materials, equipment, and long-lead items.
• Communicate regularly with owners, architects, consultants, and internal teams.
• Identify project risks and implement solutions to maintain schedule and cost performance.
• Support preconstruction efforts including budgeting, constructability reviews, and value engineering.
• Lead weekly meetings and maintain clear communication across all stakeholders.
• Oversee project closeout including punch list completion, final documentation, and client handoff.

Qualifications

• 5–10+ years of experience as a Project Manager with a general contractor.
• Strong experience managing ground-up multifamily construction projects.
• Experience with podium, mixed-use, or high-density residential developments preferred.
• Proven ability to manage projects from start to finish (full lifecycle).
• Strong understanding of construction processes including budgeting, scheduling, and subcontractor coordination.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Experience managing multiple projects or complex project scopes.
• Strong communication, leadership, and organizational skills.

Preferred Qualifications

• Experience working on multifamily communities including market-rate, affordable, senior housing, or student housing.
• Familiarity with design-build, construction management, or negotiated delivery methods.
• Proficiency with construction management tools such as Procore, Bluebeam, Primavera (P6), or similar software.
• Bachelor's degree in Construction Management, Engineering, or related field.
