LEAD MAINTENANCE TECHNICIAN

Job Shift: Day Reports To: Service Manager How You Will Contribute Customer Service: Create a sense of community and an outstanding living experience for residents. Welcome and greet every guest and resident. Provide assistance to guests and residents by holding doors, picking up dropped items, giving directions, and offering assistance to a disabled person. Demonstrate service excellence through the demonstration of company values, our employee promise, policies, and initiatives. Maintenance: Demonstrate care through the completion of daily repair and upkeep of the community. Prepare vacant units for occupancy. Maintain inventory of all supplies and equipment owned by the property and/or GHP Management Corporation, keeping a clean work area. Maintain a thorough knowledge of GHP policies and community policies, including OSHA standards and company safety policies. Deliver a quality end result to residents by ensuring repairs are completed thoroughly, timely, and as per supervisor’s instructions. Complete basic plumbing tasks. Prepare unit walls. When staffing requires, complete unit painting projects to meet market‑ready requirements. Complete basic appliance repairs and services. Complete basic electrical tasks. Participate in and assist with major appliance installations. Complete simple carpentry work. Demonstrate a high level of technical ability within the repair requirements of the community. Serve as Senior Maintenance Technician, handling more complex tasks. Mentor other Maintenance Technicians and support their development. Other duties as assigned. Qualifications Desire to deliver an exceptional resident and colleague experience in a fast‑paced, high‑energy environment. Personable, positive, team‑oriented mindset. 2–5 years in property management or hospitality as a technician or similar experience. Student housing preferred. HVAC certified a plus. A High School Diploma or equivalent. Ability to understand basic instructions verbally or in written form. Ability to multi‑task and have good organizational skills. May require driving a golf cart. Physical Requirements Regular and physical attendance is required. Works both indoors and outdoors; may be subject to natural elements. Works in low to moderate noise levels. Frequently moves/traverses, ascends/descends stairs in/around apartment homes and community. Constantly positions self to bend, stoop, reach, lift. Frequently lifts/moves/carries 25 lbs. Occasionally lifts/moves/carries up to 50 lbs with or without assistance. Constantly communicates, converses, and exchanges information with coworkers, vendors, residents and visitors. Ability to remain in a stationary position for extended periods.
