Product Manager, Underwriting Specialist (Location: Boston, in‑office) CoStar Debt Solutions is building a new platform for CRE underwriting – a system where credit officers, data pipelines, and AI agents operate off a shared data model. We’re hiring a Product Manager, Underwriting Specialist to transform underwriting scenarios into a world‑class product that originates and credit officers rely on daily. Responsibilities Own and expand underwriting workflows on the product surface (capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, deal counterparty visibility). Translate scenario logic into product defaults, determining when the platform offers suggestions, asks clarifying questions, or flags uncertainty. Collaborate with design partners (banks, sponsors) on calls and deals to capture real‑world requirements and deliver solutions they trust. Work with engineering and product teams to define the boundary between platform‑modelled capabilities and workflow‑exposed interactions. Contribute to the underwriting surface roadmap, introducing new asset classes, customer profiles, and agent‑driven workflows. Present proposals, defend them in cross‑functional discussions, and oversee shipping of approved features. Basic Qualifications 3+ years of CRE underwriting, credit, or originations experience with real deal exposure. Experience in any CRE domain (bank, sponsor, life‑co, debt fund, agency, advisory) where depth of understanding is demonstrated. Strong grasp of how originators, credit officers, asset managers, and sponsors spend their days and the friction points between tasks. Bachelor’s degree from an accredited, non‑profit, in‑person institution. Track record of commitment to prior employers. Preferred Qualifications Sharp judgment on what to automate, what requires human‑in‑the‑loop, and what must stay in a credit committee. Tech fluency: ability to read schemas, reason about software systems, and discuss model behavior without writing production code. Previous exposure to product or engineering teams. Product instinct to discern conventions for defaults, settings, warnings, or omissions. Comfort with LLM‑driven workflows and an interest in determining model questions, flags, and actions. Growth Path The first year focuses on learning the workflows, design partners, and real‑deal decisions that inform shipping. You’ll work with senior PMs and experienced engineers, bringing underwriting judgment to every product call. Over time, the role evolves from contributing to owning pieces of the underwriting platform—setting defaults, defining asset classes, and delineating what the model decides, asks, or escalates.
