Job Summary The Default Loan Servicing Specialist – FHA Post Sale is responsible for managing all post foreclosure FHA activities, including FHA conveyance, CWCOT / 2nd Chance, title curative, eviction monitoring, and associated post sale compliance functions. The role ensures timely, accurate execution of HUD and investor requirements while collaborating with internal teams, vendors, and external partners to move assets efficiently through post sale disposition workflows. Key Responsibilities Manage all FHA post‑sale activities: review conveyance eligibility, monitor conveyance deadlines, and confirm clear, marketable title prior to HUD transfer. Remain compliant with pending regulatory and state-level changes impacting conveyance and CWCOT processes. Follow up on outstanding title, document, and compliance items with internal partners, attorneys, and external vendors. Determine loan eligibility for the CWCOT / 2nd Chance program and process auction templates, cycles, and post‑auction tasks. Coordinate with Auction.com and other third‑party platforms for contracts, deeds, funds, HUD documentation, and related workflows. Review title curative documentation (foreclosure deeds, special warranty deeds, power of attorney language, legal descriptions, vesting, and seller information) for accuracy and manage title discrepancies with attorneys and vendors. Track eviction status for post‑sale FHA assets, coordinate with attorneys and property preservation teams, identify risks or delays, and escape for resolution. Maintain accurate, timely documentation across all post‑sale systems, templates, vendor portals, and internal audit logs. Communicate asset status, risks, trends, and escalations across asset management, property preservation, default litigation, and external vendors, and assist with audits, QC reviews, and process improvements. Qualifications At least 2–3 years experience in property preservation, asset management, or a related field. Strong understanding of local, state, and federal regulations, investor/insurer guidelines, and industry standards for property preservation. Proficiency with property management software (MSP, LoanSphere, Yardi, FHA Connection), Microsoft Office, and digital documentation tools. Experience managing vendor and contractor relationships in a property preservation setting. Excellent oral and written communication skills, with the ability to coach, motivate, and collaborate with teams. Strong organizational skills, attention to detail, ability to multitask, prioritize, and work independently under pressure to meet deadlines. Benefits and Compensation Competitive hourly pay range: $21.24 - $28.31.
