In this role you will be a member of our highly reputable cost management and estimating team, delivering solutions in conceptual estimating, budget development, cost planning, feasibility studies, value management, economic forecasting, milestone reports, pre‑ and post‑contract auditing, change order review, BIM 5D cost modeling, LEED cost analysis, life‑cycle costing, and more. We are hiring for a Senior Project Controls Manager in the Albany, NY area. Essential Duties & Responsibilities Perform Project Controls Services offering including capital planning, portfolio and project governance, front‑end planning, project funding, project set up, construction technology, procure‑to‑pay, cost & commercial management, schedule control, risk management, and project close‑out. Participate in the delivery of portfolios, programs, and project delivery. Support development of client capital plans and updates by providing cash‑flow and accrual information. Assist in preparing front‑end planning assessments to ensure projects are well‑thought‑out prior to funding. Facilitate the funding process by consolidating information into a holistic funding request document. Work closely with clients to set up project systems and coding, communicating requirements to stakeholders. Enable effective governance by providing fact‑based information and reports. Assist in the smooth operation of construction technology, ensuring efficient flow of information. Participate in the development of project sourcing strategies and set up a procure‑to‑pay structure. Forecast and predictively influence project outcomes. Review and analyze schedule development and progression to proactively influence outcomes. Identify, quantify, and monitor risk mitigation plans. Ensure effective project closure, including completion of all financial activities. Support cost‑control efforts for multi‑phase or complex‑funded projects. Provide feedback for process improvements. Perform other duties as assigned. Attend work during normal business hours. Knowledge & Skills Required Demonstrated technical competency in project controls, including project set up, construction technology, procure‑to‑pay, project, cost & commercial management, schedule control, risk management, and project close‑out. Exposure to industry events, functions, and networking with key AEC professionals. Integrate effectively with other departments. Quickly analyze, compare, and interpret detailed but sometimes poorly defined information. Understand construction technology, economics, delivery methodologies, local tax and insurance requirements, general conditions, and specifications. Understand local construction law, measurement methods, and approaches to parametric, top‑down, and bottom‑up estimates. Communicate effectively with internal and external stakeholders in a responsive manner. Multi‑task, prioritize, and work efficiently in a fast‑paced environment. Consistently manage the overall project beyond task completion. Skilled in ERP systems such as SAP and Oracle. Highly proficient in Excel. Proficient in Primavera P6 and Microsoft Project. Functionally proficient in contracts management of projects (pre‑ and post‑award). Functionally proficient in cost management of projects. Functional proficiency in analytical/reporting software such as Power BI. Proficient in project information management systems such as Procore or ACC Build. Maintain up‑to‑date technology and software knowledge. Understand Cumming’s roles, services, and the cost‑management team’s fit. Read and interpret documents such as architecture, civil, structural, MEP, geotech, site logistics, and schedules. Understand contracts, specifications, and review construction schedules. Strong communication skills. Preferred Education and Experience Education: Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, Architecture, or a related field. Experience: 8+ years in Project Controls or related roles. Preferred certifications: MRICS, CPE, CCE, CEP, PMP, Six Sigma. Prior experience on large‑scale semiconductor, manufacturing, life‑sciences, or data‑center projects is preferred. Salary Range The salary range for this full‑time role is $120,200.00–$160,266.69 per year. Ranges are determined based on position, geography, client and industry experience, and level. This range reflects base salary only and does not include total compensation. Cumming Group reserves the right to pay more or less than the posted range.
