Live-In Maintenance Superintendent (100+ Unit Apartment Community)

We are seeking an experienced Live-In Maintenance Superintendent to oversee the day-to-day maintenance and operations of a well-maintained 100+ unit residential apartment community . This is a hands-on position for a dependable, organized professional who takes pride in maintaining a clean, safe, and attractive property. The position includes a spacious two-bedroom apartment as part of the compensation package , making it an excellent opportunity for someone looking to live on-site while managing a quality residential community.

RESPONSIBILITIES:

• Effectively handle resident service request, correcting the situation within 24 hours when possible. Ensure that all make-ready repairs and services are completed correctly and on schedule.
• Maintain awareness of the physical condition of the property and immediately correct unsafe conditions to maintain a safe environment.
• Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. Perform scheduled maintenance on all equipment
• Must be knowledgeable of inventory levels of spare parts and supplies and inform Property Manager of shortages.
• Must be able to order supplies and stay within budget for maintenance supplies and contracts.
• Maintain effective internal control over operational activities in compliance with best practice policy and guidelines.
• After hours emergency calls
• Must be available to work overtime dependent upon the needs of the property
• Must have and maintain a clean driving record at all times that is acceptable to our insurance carrier.
• Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.

QUALIFICATIONS:

• At least 3 years prior experience in maintenance or supervisory role
• Excellent customer service skills
• Written and verbal communication skills
• Valid Driver’s License

Salary: $50.000 - $55,000 + 2 bedroom apartment
