The Role Open Management is looking for our next great team member for the position of Assistant Community Manager at two of our manufactured housing communities in Illinois. The ideal candidate will possess strong leadership and customer service skills to work effectively with residents, team members, vendors, and contractors. They will enforce tenant regulations, follow budgets, monitor project timelines, support occupancy projections, and attend weekly management meetings. The role demands comfort with various computer systems, initiative, organization, and attention to detail. The candidate should embody extreme ownership and collaboration, and prior property‑management experience is preferred but not required. Compensation Hourly Rate: $20.00 - $22.00 Benefits Paid Time Off (PTO): 4 weeks in the first year Company‑Paid Holidays: 15 per year Insurance: Medical, Dental, and Vision (shared coverage) 401(k) Retirement Plan with company match What You’ll Do Help oversee rent collections, distribute late notices, and file evictions as needed. Enforce park rules and regulations to maintain a safe and clean environment. Monitor park income and expenses to meet and exceed target financials. Oversee all on‑site operations, including maintenance and improvement projects; maintain vendor relationships. Coordinate repairs and renovations in a timely manner. Show available homes to prospects and promote timely sales. Manage resident move‑in and move‑out processes, applications, and smooth transitions. Set rental rates by completing market surveys and analysis to remain competitive. Assist with marketing initiatives, follow up on leads, and maintain occupancy targets. Take initiative on all property and on‑site tasks while maintaining a positive attitude and leadership presence. What We’re Looking For Ability to connect with diverse personalities on the phone and in person. Strong extreme ownership and collaboration while remaining professional with all levels of stakeholders. Proficient use of computer systems, with training on our specific platforms. Negotiation skills for vendor relations and home sales. Previous project management and/or property management experience preferred. Travel The position requires willingness and ability to conduct local travel as needed, such as running errands related to business operations and fulfilling various tasks that support the park and tenant needs.
