Maintenance Supervisor

Summary: The Maintenance Supervisor directs the maintenance team in operating and maintaining equipment and facilities as part of the apartment community. The Maintenance Supervisor performs related job duties or assigns to direct reports or contractors under their supervision and guidance.Responsibilities include maintenance and preventative maintenance, financial and inventory management, member satisfaction, compliance, safety, program documentation, and employee satisfaction and retention.The Maintenance Supervisor sets and meets goals and key performance indicators (KPIs) focused on NOI, occupancy, timely and quality maintenance, compliance, safety inspections, inventory, data entry and reporting, member satisfaction, and customer service response time to maximize property performance and support to members.Essential Job Duties are performed in adherence to Maiker standards, policies, and procedures, and to local, State and Federal laws and regulations. Other duties may be assigned or coordinated with the Community Manager. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Timely and Quality MaintenanceImplement and schedule a preventative maintenance programs for property, buildings and unitsRespond to and perform work as identified on work ordersAssign team to duties such as maintenance, repair, or renovationObtain bids from contractors; direct contracted projects to verify adherence to specificationsRecommend necessary non-routine maintenance repairs and property improvementsPerform electrical, HVAC, plumbing, appliance repair and general carpentry workRecognize the need for contracted labor for work beyond available skill levelOrganize and assist in snow shoveling, plowing, de-icing and removal after hours and holidaysParticipate in/schedule after hours 24 hour on-call maintenance service with ability to report to an emergency while on-call within 30 minutesAssist team members on after-hour emergency callsMember SatisfactionSupport members to resolve issues, involve Community Manager for timely resolutionInteract with residents and coworkers in a courteous and professional mannerStaff ManagementInterview, hire, onboard, reward and hold team accountable, address and resolve issuesCoordinate with Community Manager to establish duties and evaluate staff performanceTrain maintenance staff, providing employee development plans and training resourcesFinancial and Inventory ManagementPlan/administer building department budget; gain written approval for purchase beyond budgetCompile labor and material cost records for operating, building, CapEx; issue cost reports to CMPurchase maintenance supplies within the budgeted guidelinesMonitor pricing and performance of all vendors and contractorsProvide competitive bids when requested and help complete solicitation log for jobs over $2KMaintain and update required logbooks, forms, and parts and supplies inventory, keeping accurate records regarding materials used and inventory replacement needsEnsure all capital improvements (large projects, appliances, carpet, etc.) are recorded in YardiSafety ManagementFollow Emergency Procedures Plan for the propertyMaintain appropriate MSDS sheets for all chemicals used on-siteUnderstand Chemical Safety Instructions and the Materials Safety Data Sheets (MSDS)Ensure all chemicals received and in stock have instructions and MSDS sheets.
