Project Manager – Multifamily Development

$150,000–$350,000+ (Depending on Experience)

A rapidly growing real estate development company is seeking experienced Project Managers to oversee the full lifecycle of multifamily development projects. We are looking to hire two professionals who can independently manage projects from acquisition through final delivery. This is an exciting opportunity to join a high-growth organization developing multifamily communities across multiple markets. Project Managers will oversee 10–20 active projects annually, working closely with municipalities, consultants, architects, engineers, and general contractors to ensure projects are delivered on time, within budget, and to the highest standards.

Position Overview:

The Project Manager will own projects from A to Z—from site acquisition and due diligence through entitlements, permitting, design coordination, contractor selection, construction oversight, and project completion.

All projects are completed using Guaranteed Maximum Price (GMP) contracts through third-party general contractors, making this a true owner's representative role focused on leadership, coordination, budgeting, and execution rather than managing an in-house construction team.

The ideal candidate has successfully developed multifamily projects from the ground up and is comfortable navigating every phase of the development process.

Responsibilities:
  • Manage multifamily development projects from acquisition through final completion.
  • Coordinate due diligence, site planning, zoning, entitlements, and permitting with municipalities and government agencies.
  • Work closely with architects, engineers, consultants, attorneys, and other project stakeholders.
  • Oversee project schedules, budgets, and timelines to ensure successful execution.
  • Manage contractor bidding, negotiations, and contract administration.
  • Oversee construction progress while ensuring quality, budget, and schedule objectives are achieved.
  • Monitor project costs, review change orders, and mitigate project risks.
  • Coordinate inspections, approvals, certificates of occupancy, and project closeout.
  • Provide regular project updates to ownership and executive leadership.
  • Manage multiple projects simultaneously across various stages of development.
  • Travel frequently to project sites, including regular travel to North Carolina and other portfolio locations as needed.
  • Work from the Five Towns office every Wednesday and Thursday to collaborate with ownership and the executive leadership team.
Qualifications:
  • Extensive experience managing multifamily development projects from acquisition through completion.
  • Strong knowledge of zoning, land development, entitlements, permitting, construction, and project delivery.
  • Experience coordinating architects, engineers, municipalities, contractors, and consultants.
  • Experience managing projects utilizing Guaranteed Maximum Price (GMP) contracts.
  • Strong budgeting, scheduling, and project management skills.
  • Excellent leadership, communication, negotiation, and organizational abilities.
  • Ability to manage multiple complex projects simultaneously.
  • Willingness to travel frequently, including to North Carolina and other project locations.
  • Bachelor's degree in Construction Management, Civil Engineering, Real Estate Development, Architecture, or a related field is preferred but not required with equivalent experience.
