Position Summary
The Sr. Manager, Corporate Development & Finance is a new, high-ownership role within the Finance organization for Lifespark Senior Living, responsible for establishing the company’s internal corporate development function while owning FP&A operations for newly acquired and newly managed communities. This role sits at the intersection of growth and finance: it drives transaction analysis, underwriting, and pro forma development for acquisitions, dispositions, and new management contracts, and then owns the financial onboarding, reporting stand-up, and ongoing FP&A support for communities entering the portfolio.
This is a foundational hire for the company’s growth strategy. The role is expected to establish repeatable corporate development infrastructure, including underwriting standards, diligence playbooks, pro forma and ramp model templates, and post-close financial integration processes that scale with the portfolio. Success requires strong deal judgment, rigorous modeling discipline, executive-ready communication skills, and the ability to operate with significant autonomy across concurrent transactions and operational deadlines. The role carries a defined leadership trajectory with the expectation of expanding scope and team as the company’s growth pipeline matures.
Position Functions and Responsibilities
Corporate Development & M&A
- Own end-to-end financial analysis for portfolio transactions, including acquisitions, dispositions, recapitalizations, and new third-party management contracts, in partnership with the Director of Finance
- Build, own, and continuously refine underwriting models and pro formas, incorporating census and occupancy ramp assumptions, payor mix, rate strategy, labor and vendor expense builds, capital needs, and management fee economics
- Lead financial due diligence: coordinate data requests, validate seller / operator financials, normalize historical performance, and identify diligence findings that affect valuation, deal structure, or transition risk
- Develop investment summaries and transaction recommendations for the Director of Finance, SVP Finance, and executive leadership; present analysis and defend assumptions to internal and external stakeholders, including ownership groups and capital partners
- Establish and maintain the company’s corporate development infrastructure with standardized underwriting templates, diligence checklists and playbooks, a transaction pipeline tracker, and post-close performance tracking against underwriting assumptions
- Support deal execution activities including LOI and term sheet analysis, purchase / management agreement financial terms, working capital considerations, and closing coordination with legal, accounting, and operations
- Monitor market activity, comparable transactions, and industry benchmarks to inform valuation perspectives and growth strategy
FP&A Operations – New & Managed Communities
- Own the financial onboarding of newly acquired or newly managed communities: stand up reporting, budgets, forecasts, and KPI tracking from day one of the management or ownership transition
- Build and maintain operational ramp models for new communities and manage performance against pro forma, in partnership with Operations leadership; identify, explain, and escalate material variances versus underwriting
- Serve as the primary FP&A business partner for new communities during their stabilization period and beyond, partnering with regional and community-level operators to drive census, rate, labor, and NOI performance
- Develop transition-period reporting packages and cadences for ownership groups on managed communities, ensuring accuracy, completeness, and timeliness of delivery
- Transition stabilized communities into the core FP&A reporting infrastructure in partnership with the Director of Finance and broader FP&A team
Strategic Finance & Leadership
- Partner with the Director of Finance on portfolio-level strategy, including NOI margin enhancement initiatives, operational restructuring scenarios, and capital allocation analysis
- Prepare and deliver board, lender, and ownership-ready presentations covering transaction analysis, portfolio growth, and new-community performance
- Provide mentorship and analytical direction to the broader Lifespark FP&A team on transaction-related and new-community workstreams; contribute to hiring and team development as the function scales
- Support the evaluation and implementation of systems and tooling for corporate development and FP&A, in partnership with the Director of Finance
Ad Hoc & Special Projects
- Execute ad hoc financial modeling and analysis, including what-if and sensitivity analyses, break-even and contribution margin analyses, and ownership group requests
- Contribute to broader corporate development activities outside of Lifespark Senior Living, including enterprise-wide M&A, future debt / equity raises, and financing initiatives related to Lifespark’s not-for-profit strategy
- Other duties as assigned
Qualifications
Experience & Education
- 8+ years of progressive experience in finance, including 5+ years in M&A, corporate development, investment banking, or transaction advisory with direct ownership of underwriting and pro forma development
- Prior commercial banking, credit, or lending experience strongly valued for its underwriting rigor and capital markets perspective
- Bachelor’s degree in Finance, Accounting, Economics, or related field; MBA strongly preferred
- Healthcare, senior living, or multi-site real estate / operating company experience preferred; demonstrated ability to rapidly learn unit economics in a new industry
Knowledge, Skills and Abilities
- Expert-level financial modeling skills: three-statement models, pro formas, ramp and stabilization models, sensitivity and scenario analysis, and returns analysis (IRR, cash-on-cash, yield, coverage metrics)
- Demonstrated experience leading financial workstreams on live transactions, including diligence coordination across legal, accounting, and operational functions
- Ability to extract and synthesize data from multiple systems (ERP, HRIS, EMR) into clear, decision-ready outputs; comfort operating in Velixo, Sage Intacct, UKG, and August Health environments over time
- Executive presence and exceptional communication skills; able to present complex analysis and defend recommendations to senior leadership, ownership groups, and external counterparties
- High degree of autonomy, sound judgment under ambiguity, and the ability to manage concurrent transaction and operational deadlines
- High integrity, strong attention to detail, and a builder’s mindset toward process, templates, and team infrastructure
