Essential Job Functions Property Objectives: Use discretion and independent judgment to define, evaluate, and recommend changes to property structure, management, and goals. Lease Renewal & Management: Issue renewal offers before lease expirations; create and post 10‑day notices and small balance letters for non‑payment; handle late‑fee processing; complete move‑out reviews and submit paperwork. Work Order Management: Enter work orders and ensure timely closure. Resident Management: Maintain 95%+ collected occupancy rate. Renew 100% of resident leases at or near market rents, 30 days before expiration. Serve as the first point of contact for residents. Show units, accept applications, and complete lease processes. Ensure accurate application completion and submit per guidelines. Obtain full signed leases and deposits before issuing keys. Complete move‑in and move‑out checklists. Prepare and submit vacate settlement statements within one week. Submit weekly activity summaries and time logs to the Regional Manager. Maintain confidentiality on all property matters. Operate per company policies, Fair Housing, ADA, and federal/state/local laws. Follow Haven Residential Operations and Policy Manual procedures. Document and log all maintenance requests. Provide monthly and weekly financial reports. Marketing: Analyze local market trends for utilities, parking, and community needs. Survey neighboring properties for amenities, rents, concessions, and curb appeal. Lead open houses and participate in corporate manager events. Distribute resident communications (newsletters, notices, etc.). Design, recommend, and implement resident retention and incentive programs. Post vacancies on approved platforms such as Craigslist. Employee Management: Direct a minimum of two full‑time team members. Monitor, evaluate, and recommend hiring, firing, promotions, and other status changes. Provide mentorship and training to enhance employee performance. Take decisive disciplinary action when required. Ensure accurate time reporting, quality, and efficiency of work completion. Manage employee training and certifications. Qualifications Superior organization and communication skills. Professional courtesy toward residents, team members, and supervisors. Effective vendor and service provider relationships. Integrity in time reporting. Reliability. Knowledge of Microsoft Office (Excel, Word, PowerPoint, etc.). Valid driver's license may be required.
