Community Manager - Album Mansfield

Job Summary The Community Manager leads the daily operations of an Active Adult community, ensuring exceptional resident experiences, strong financial performance, and full regulatory compliance. This role oversees onsite team members, coordinates resources and activities, and cultivates a vibrant, inclusive environment that supports the lifestyle and needs of active adults aged 55 and over. Responsibilities Respond promptly to resident concerns, complaints, questions, and requests, taking appropriate action to resolve issues. Handle escalated resident disputes with empathy and problem‑solving skills. Complete required accounting, financial, administrative, operational, and other reports in a timely and accurate manner. Serve as liaison with ownership, investors, and regional/asset management teams. Lead ownership/partner site visits, providing performance updates, market insights, and actionable suggestions to improve overall performance. Provide recommendations for long‑term asset preservation, revenue growth, and expense‑control strategies. Oversee hiring, onboarding, and training; manage performance and professional development of team members in accordance with company policies. Ensure team members complete required training and certifications; address performance issues promptly. Oversee the lease enforcement process, including periodic apartment inspections, notice requirements, evictions, and late‑fee collection. Enforce community rules and lease policies; coordinate with legal counsel for evictions and compliance matters. Conduct daily huddles, one‑on‑one coaching/check‑ins, and annual reviews; engage team on goals and community performance. Supervise sales activities to achieve revenue and occupancy goals; monitor leasing team performance and metrics. Conduct community tours as needed; ensure model and vacant units are clean, ready, and tour‑ready. Meet revenue targets by setting rent rates, ensuring on‑time collection, making deposits, and preparing monthly financial status reports. Oversee accounts payable and receivable, invoice approvals, and vendor billing accuracy. Develop and execute strategies to drive NOI through rent growth, ancillary income opportunities, and expense control. Conduct community inspections to maintain safety, cleanliness, curb appeal; execute preventive maintenance schedules. Promote resident satisfaction and retention by building a strong community culture while monitoring satisfaction surveys and online reviews. Oversee budget creation, forecasting, and monthly variance reporting; present financial performance updates to ownership/asset managers. Analyze local market and economic trends; implement short‑ and long‑range marketing and leasing strategies. Direct and support maintenance/service operations, ensuring timely work order completion and preventive maintenance programs. Manage vendor contracts, insurance compliance, and risk‑management initiatives. Maintain all applicable community licenses, inspections, certifications, permits, and track capital expenditures. Manage vendor contracts and procurement; oversee unit upgrades and renovations. Represent the community at local events and outreach marketing efforts. Perform other duties as assigned that relate to the success of the community and the brand. Qualifications Basic Knowledge & Qualifications Bachelor’s degree in Business Management, Real Estate, or a related field is preferred. Four to six years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operations. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict‑resolution, and customer‑service skills. Detail‑oriented, self‑motivated, and capable of working independently and as a collaborative team member. Specialized Skills All required licenses and certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property; ensure all on‑site staff driving carts also possess valid licenses. Proficiency with internet, word‑processing, spreadsheet, and database management programs. Strong proficiency using property‑management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, evaluate, and manage subordinate team members, including maintenance specialists. Physical ability to access all exterior and interior parts of the property, lift and carry up to twenty pounds independently (fifty pounds with assistance). Ability to push, pull, and maneuver objects as required. Local travel may be required for bank deposits, training, outreach events, or other job‑related duties.
