Make Ready Specialist- District on La Frontera

Job Summary Ensures that vacant units meet quality standards for re‑leasing by performing technical and mechanical work to deliver market‑ready apartment homes that achieve the company’s occupancy standards. Responsibilities Complete all repairs and improvements to apartment homes prior to resident move‑in following the community make‑ready checklist. Caulk, seal, and inspect windows, sink areas, toilets, bathtubs, and showers for proper finish. Inspect sheetrock for damage and repair or replace as needed. Perform touch‑up paints for vacant and occupied units as directed by Service Supervisor or Community Manager. Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage. Support cost‑cutting and expense‑control programs by fixing parts when possible and using materials and supplies efficiently. Complete make‑ready checklist and all required maintenance documentation in a timely manner. Comply with safety and risk‑management policies: attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly. Demonstrate customer‑service skills by treating residents with respect, answering questions, addressing complaints sensitively, and completing work orders with efficiency and urgency. Physical Demands Stand, walk, sit, and bend, stoop, climb ladders, reach, carry, and crawl in confined areas. Work inside and outside in all weather conditions—rain, snow, heat, hail, wind, sleet. Push, pull, lift, carry, or maneuver up to 25pounds independently and up to 50pounds with assistance. Travel may be required to assist other properties, attend training, or business meetings. Maintain a flexible schedule, including evening, weekend, and holiday calls. Compensation & Benefits Competitive base salary with potential quarterly/annual bonuses for corporate positions or weekly/monthly/quarterly bonuses for onsite properties.
