Job Description Summary This role manages the day‑to‑day operations of an assigned property, including supervising the team, managing daily activities and resources, achieving budgeted financial and operational goals, and ensuring compliance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other housing regulations. Property Details Property type: Stabilized Unit count: 910 Schedule: Monday–Friday Requirements: 3–5 years of experience as a Community Manager (experience with Luxury Apartment and proficiency using Yardi) Housing discount: 100% housing discount Salary range: $100,000 – $110,000 (Los Angeles, CA) Responsibilities Provide input into budget development by analyzing financial statements, marketing information, and operational reports. Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers; reconcile work performed, ensure validity of certificates of insurance, code charges correctly, and manage communication between vendor, accounting, and owner. Control expenditures to stay within the approved budget and manage the petty cash fund. Oversee lease enforcement: approve applications, negotiate discounts and renewals, conduct inspections, follow notice requirements, evict residents, and collect late fees as permitted. Analyze market and economic trends; implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints and service requests promptly and ensuring the maintenance team complies with company standards. Conduct regular property inspections to ensure safety, cleanliness, and appearance meet established standards. Supervise property staff: interview, hire, orient, train, and manage performance in accordance with company policies and values. Assist in client/owner relationships: meet owners, conduct property tours, provide performance updates, and respond to owner requests. Complete various accounting, financial, administrative, and other reports; perform duties as assigned or necessary. For California only – manage lease process using the California specific Lease File Checklist. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university (preferred in Business Management, Real Estate, or related field). 4–6 years minimum of relevant experience that demonstrates application of property management, sales, marketing, and customer service background sufficient for day‑to‑day operations. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer‑service skills. Detail‑oriented, self‑motivated, able to work independently or as part of a team. Specialized Skills All required licenses and/or certifications for state and local jurisdictions. Valid driver’s license for golf‑cart operation and ability to verify staff licensing. Proficiency in internet, word‑processing, spreadsheet, and database programs. Strong proficiency in property‑management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage team members, including maintenance specialists. Travel / Physical Demands May require frequent exposure to outdoor environments; must physically access all exterior and interior parts of the community. Must be able to push, pull, lift, carry, or maneuver weights up to 20 lb independently and 50 lb with assistance. Routine local travel may be required for bank deposits, training classes, outreach events, or other tasks. Additional Compensation Corporate positions: eligibility for quarterly or annual bonus based on individual and company performance. On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
