About The Role POAH Communities is currently seeking a qualified individual to serve as an Occupancy Specialist for Briston Arms Apartments. The Occupancy Specialist will assist with property management tasks, including HUD Section 8 and LIHTC certifications. Briston Arms is located in Cambridge, Massachusetts, a high‑cost real‑estate market near Harvard University, MIT, and Boston. The property has been serving as an affordable housing asset since 1973 and continues to provide housing choices for residents across a range of incomes. POAH will maintain its mixed‑income status and is renovating the site with new windows, roof, storm doors, siding, electrical upgrades, masonry repairs, and ADA compliance upgrades. Learn more about the property: Briston Arms Apartments About Your Impact Oversee regulatory requirements of each property’s funding sources. Manage administrative tasks such as collecting rents and processing move‑ins/move‑outs in the Yardi System. Ensure vendors follow company policy and comply with federal, state, and local guidelines. Process work orders through the Yardi software system at each site. Demonstrate knowledge and skills necessary to understand public housing occupancy cycle tasks and processes. Implement procedures including maintaining waitlists, evaluating eligibility and income, and calculating rents and utility allowances. Facilitate residents’ interview and screening process. Understand the lease and grievance procedures. About You 2 years’ experience in property management. Knowledge of HUD rules and regulations. Knowledge of Low Income Housing Tax Credit regulations. Self‑motivated with the ability to work independently. Strong customer service and communication skills. Strong problem‑solving skills. Accurate and detail‑oriented. Enthusiastic and eager to join a management team dedicated to transforming communities and providing affordable, quality housing. Experience with Yardi software.
