Vacation Rental Maintenance Technician

Job summary

We are hiring a year-round Maintenance Technician to handle repairs and guest requests at vacation rental properties throughout Gulf Shores and Orange Beach. This role is best for a dependable problem-solver who can troubleshoot common property issues, communicate professionally in occupied units, document work clearly, and know when a licensed vendor or additional support is needed.

What you will do

• Respond to maintenance tasks in occupied and vacant vacation rentals.
• Troubleshoot and complete general repairs involving plumbing, electrical items, appliances, furniture, doors, locks, TVs, Wi-Fi, and property fixtures within your skill level.
• Perform preventive maintenance and off-season property projects.
• Communicate respectfully with guests and explain what was checked or completed.
• Post clear task notes, photos, parts needs, and follow-up recommendations.
• Protect the property while working and leave the area clean when finished.
• Coordinate with leadership when a repair requires a vendor, additional approval, or return visit.
• Maintain assigned tools, supplies, keys, and vehicle responsibilities.

Schedule and compensation

Schedule: Full-time, year-round. Weekend, holiday, and on-call availability are required as scheduled. 

Compensation: $20/hr starting pay with increases based on quality of work

Requirements

• General maintenance or repair experience required; vacation-rental, hotel, or multifamily experience is a huge plus.
• Working knowledge of common household systems and safe repair practices.
• Valid driver's license, acceptable driving record, and reliable transportation.
• Ability to use a smartphone-based task system and upload clear notes and photos.
• Ability to lift, carry, climb, bend, and work indoors and outdoors in coastal conditions.
