Community Manager - Build to Rent

Primary Responsibilities Manage the day‑to‑day operations of a Build‑to‑Rent community in Chattanooga, TN. Lead and supervise team members, ensuring daily activities and resources meet budgeted financial and operational goals. Ensure compliance with Company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws. Prepare community homes and common areas for daily leasing; welcome prospective residents and conduct tours. Respond to leasing inquiries, requests, and concerns via telephone and email, and oversee application, discount, and renewal processes. Interview, onboard, and train BTR leasing candidates; manage onboarding of new team members assigned to the BTR team. Facilitate and lead community‑specific training; manage onsite leasing performance in accordance with company values. Assist in budget development by analyzing financial statements and market data; produce weekly, monthly, and quarterly financial status reports. Control expenditures within approved budgets, maintaining supplier, contractor, and service provider relationships. Conduct inspections and enforce lease compliance, including eviction procedures and fee collection. Analyze market trends and implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue targets. Promote resident satisfaction and retention; resolve complaints and service issues promptly. Maintain property standards—grounds, buildings, and amenity spaces—to ensure safety, cleanliness, and curb appeal. Utilize property management systems to manage social media, reputation management, resident ledgers, service requests, and prospect data. Skills & Competencies Associate degree or higher is preferred but not required. Lease Up/New Construction Property Management experience preferred. Active Real Estate or Property Manager / Property Manager in Charge license in the State of Georgia. Minimum 3 years of managing onsite operations in Build‑to‑Rent, New Home Sales, New Construction/Lease Up, Hospitality, Retail and/or Multi‑Family Property Management. CAM, NALP, CPM designations preferred. Advanced computer/technology system knowledge (Property Management Systems, CRMs, Word, Excel, PowerPoint). Strong written and verbal communication skills; customer service skills in a fast‑paced environment. Detail oriented, deadline‑oriented, and able to multi‑task in a high‑volume data entry environment. Essential Job Functions Act as an onsite Community Manager representative of Maymont Homes and meet key metrics including NOI, occupancy, and stabilization. Ensure direct reports complete assigned training by set deadlines. Execute additional duties as assigned by supervisor or leadership team.
