Regional Property Manager Job Description Template
Our company is looking for a Regional Property Manager to join our team.
Responsibilities:
- Approve all time sheets and ensure hours indicated are correct, vacation or sick time is reported and accurate;
- Maintain contact with all sites in portfolio on a weekly basis at least;
- Monitor delinquent rents and follow up with the onsite resident manager on collections and determine if eviction is needed;
- Facilitate the preparation of budgets (monthly, quarterly, and annual) and work with the onsite resident manager to keep budgets aligned with goals;
- Review bids and scope of work with on-site manager;
- Hold on-site managers accountable for the performance and operation of the asset and on-site personnel;
- Create a professional environment, leading by example;
- Approve or disapprove as appropriate;
- Establish clear expectations for completion of general and preventative maintenance; monitor progress for compliance;
- Participate in the development and implementation of company policies and procedures and ensure compliance throughout portfolio;
- Oversight of all governing compliance including inspections, and any required governmental reporting;
- Oversight of adherence to all Company-related Policies;
- Oversight of community staffs to ensure work is satisfactorily completed in a timely manner;
- Oversight of the financial performance of the communities within the portfolio;
- Responsible to maintain the communities within the portfolio to all company standards.
Requirements:
- Must have excellent communication skills: the ability to clearly communicate with various audiences;
- Bachelor’s Degree in a relevant field preferred;
- Excellent written and verbal communication skills;
- Demonstrated leadership and strategic thinking skills;
- Organized and detail oriented;
- High degree of flexibility and tolerance for change;
- Ability to calculate figures and amounts as it relates to real estate;
- Proficient in various computer software programs such as excel and word;
- Ability to travel up to 50% of the time;
- College Degree required;
- Experience in developing property budgets, as well as dealing with complex operational matters on a daily basis;
- CPM designation is a plus but not required;
- Previous experience (3-5 years) as a regional manager in residential property management with supervisory/management experience is a must;
- Previous experience (1-5 years) as a regional manager in residential property management with supervisory/management experience is a must;
- Possess a bachelor’s degree in architecture, construction management, engineering, real estate, or related field, or 8 years of related experience.
