Head of Project Development Management

Development Project ManagerAs a Development Project Manager at QTS, you are primarily responsible for leading and managing the design, preconstruction and construction activities on a given project(s). You will interact on a daily basis with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff and should have both written and oral communication skills commensurate with this level of regular communication.What You Will Do:Manage multiple projects on a campus(es) and maintain updated budgets, schedules, and status reports for eachCreate and communicate updates on development program & project status on a monthly basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision makingWork with QTS stakeholders, design, and construction teams to create a master development program for site(s), including a complete campus design solution and capital budget.Manage entitlement and permitting needs for each assigned site project(s)Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. Continuously update a campus master plan to provide predictable statistics in a dynamic environmentWrite scopes of work for design, construction, commissioning services & participate in procurement and project cost estimatesEvaluate and level pricing proposals for design, construction, and commissioning servicesWork closely with strategic procurement team on equipment procurement and delivery processEnsure appropriate submittals are coordinated with site stakeholdersMonitor & create project budget / cost-to-date against overall project budget.Establish project schedules and manage teams to on-time completionReview and approve monthly pay applications from the contractorsReview change order requests from contractors and negotiate pricingEstablish site construction security procedures in conjunction with site security teamDevelop plans for product deployment and review / communicate plans with QTS staff involvedCollaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location.Establish and maintain relationships serving as liaison with key QTS stakeholdersRepresent QTS Interests as leader in OAC meetingsCreate & build relationships that enhance QTS's ability to be a leader in creating the World's Most Valuable Data Center Real EstateAid in due diligence efforts for potential new sites on an as-needed basisWork with the internal development team to enhance project management processes and protocolsWhat You Need to be Successful:Bachelor's degree in Science or Engineering or equivalent professional experienceFive or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management @ Risk, and Design Build project delivery methods from conceptual development through procurement to close outExperience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive level, and Excel to create and maintain site program & individual project budgetsBe able to travel up to 25% of the timeIt Would be Great to Have:MBA, Masters in Engineering, Management, or related field desirableExperience with delivery of mission critical data center facilitiesExtensive experience with management of MEP tradesTotal Rewards: This role is also eligible for a competitive benefits package that includes: medical, dental, vision, life, and disability insurance; 401(k) retirement plan; flexible spending and HSA accounts; paid holidays; employee assistance program; QTS scholarship for dependents; This position is Bonus eligible.Roth and Traditional 401(k) matching contributions with immediate vestingEvery employee is bonus or commission eligibleGenerous PTO, Paid Volunteer Days Plus Floating HolidaysStock Purchase Plan (SPP)11 paid Holidays Annually/Holiday compensation when workedPet and Legal InsuranceQ-Rest Sabbatical ProgramQ-Anniversary Service Award ProgramParental LeaveMilitary Benefits PackageQTS Charitable Matching Gift ProgramQTS Scholarship for Employee DependentsQTS Crisis FundWellness ProgramTuition Reimbursement ProgramQTS is an Equal Opportunity Employer.
