Buyer @ Purchasing Department

Overview The Purchasing Agent supports the day‑to‑day activities of the purchasing department for AMH’s home‑building operations. This role coordinates, sources, and selects trade partners and vendors to support acquisitions and construction development projects. The agent creates, negotiates, and administers procurement proposals, bids, and contracts with suppliers/vendors and ensures proper approvals throughout the process.
Generate accurate contracts, draft budgets, and purchase orders using software systems to meet project objectives within scope, time, quality, and budget constraints.
Maintain and track take‑off data, validate cost accuracy, and adjust forecasts as needed.
Participate in reviews and analysis of scopes of work to promote quality control and standardization of equipment, materials, supplies, and services.
Act as a liaison between subcontractors, construction team members, trade partners, and stakeholders to address field questions, conflicts, and change orders.
Source, vet, and onboard trade partners for new communities; Update trade partner scope of work, reports, and redlines worksheets for new projects.
Evaluate supplier performance (cost, quality, productivity, service) and research product feasibility.
Improve and maintain purchasing/contracts administration processes and ensure audit compliance with SOX and company standards.
Participate in site visits with the construction team to verify trade performance against scope of work/contract.
Qualifications High School Diploma or GED required; Bachelor’s Degree in Accounting, Finance, Business Administration, Business Management, or a related field preferred.
Minimum 3 years of experience in purchasing, estimating, order processing, supply management, or contract administration.
Experience in the real estate development, urban planning, or construction management industry preferred.
Intermediate experience with JD Edwards software and Microsoft applications.
Base pay within this range depends on geographic location, education, training, skills, and experience. The position is eligible for quarterly bonus payments.
