Senior Multifamily Architect / Project Architect-Builder

Kaali-Nagy Properties, or KNP, is the ground-up multifamily platform of The Kaali-Nagy Company. The Kaali-Nagy Company is a successful and entrepreneurial real estate family office. The Company has designed, developed, and sold over $1.5+ Billion of successful real estate projects.

KNP’s focus is to create value through land acquisition, design, and ground up development of boutique branded multifamily rental developments in select Northeastern and Florida markets. The Company is currently active in pre-development and development on over $150 Million of ground up development projects.

KNP seeks a Senior Multifamily Architect / Project Architect-Builder to lead our communities from land acquisition through Certificate of Occupancy — designing them, entitling them, documenting them, and then representing the Company in the field alongside our Construction Manager. The individual who designs the building is accountable for its execution in the field.

The role encompasses interior design: unit layouts and floor plans, interior material and finish selections, and community amenity spaces. Depending on the project, this individual may lead the interior work directly or establish the design brief for and direct an outside interior designer. The successful candidate will demonstrate fluency in contemporary renter preferences, recognizing that unit efficiency drives the pro forma while amenity and common-area design command the rent premium, and will perform capably in both.

Land Planning & Schematics — Site feasibility, massing and yield studies; unit mix, architectural concept, community identity and presentation renderings

• Entitlements & Approvals — Zoning analysis and test-fits, including Connecticut 8-30g and transit-oriented overlays; full application packages; presenting alongside the principals at Planning & Zoning, Wetlands and public hearings; managing civil, structural, MEP, landscape, traffic and environmental consultants
• Design Development & CDs — Full Revit construction documents for 100 to 200+ unit communities; pre-bid walks and subcontractor interviews
• Construction — Owner's Representative — Embedded with the Construction Manager and construction team as the Company's representative in the field rather than an external consultant reviewing at a distance: weekly OAC and site meetings, timely RFI and submittal turnaround, owner-side change order review, schedule and long-lead tracking, in-field design decisions that preserve the original intent, and oversight of mockups, model units and finish installation
• Close-Out & C/O — Final walk-throughs and punch list, inspections through Certificate of Occupancy, as-builts, warranties and lien waivers, and turnover to the management company through lease-up

Typologies — Transit-Oriented Development (station-adjacent density, structured and wrapped parking, reduced ratios, ground-floor activation); Urban Infill (podium, wrap and stick-over-podium on constrained sites, mixed-use ground floors, contextual facades); and Garden Style (surface and tuck-under parking, walk-up and breezeway plans, clubhouse-anchored amenity, pool and outdoor living). Units & Interiors — Floor plan design across the full mix; kitchen and bath layouts, cabinetry, millwork, appliance packages and storage; interior material and finish selections — flooring, tile, countertops, fixtures, hardware and lighting — specified to a Class A standard within an established budget; model unit design and merchandising

• clubrooms, demonstration kitchens and screening rooms; pet spas, bike and package rooms and EV charging — and the interior palettes, lighting, millwork and FF&E that give each community its identity

Minimum eight years of post-graduate experience, substantially in ground-up Class A multifamily at 100 to 200 units and $50 Million or more in project value; Demonstrated proficiency across all three typologies described above — transit-oriented, urban infill and garden style. Demonstrated record of carrying projects to completion, including service in an owner's representative capacity alongside a Construction Manager, and experience with municipal land use approvals and public hearings

• Strong interior design sensibility, with the judgment to direct an outside interior designer and maintain the design standard through installation
• Working knowledge of multifamily-grade finish, fixture and appliance specification — durability, maintenance, lead times and cost per unit at scale
• Command of wood-frame, podium and wrap construction economics, and of what drives leasing velocity in a competitive submarket
• Expert Revit; fluency in AutoCAD, SketchUp or Rhino, Enscape or Lumion, and Adobe CS
• Design-build discipline, including rigorous evaluation of cost and constructability at the point of design, and genuine willingness to divide time between the studio and active job sites
• Preferred additional experience: mixed-use and ground-floor retail, adaptive reuse, or Florida and Sun Belt multifamily
