The key responsibilities of an Estimator include but are not limited to:
The estimator for the company will take control of, and own the estimating process for all projects. Direct, guide and push any employees that are assigned to help.
The estimator will be expected to know the plans and work scopes better than anyone else. Ensure you have bidders and complete coverage for every aspect of the project.
Create historic pricing summaries to use as reference for future projects.
If the numbers don’t match against what you have seen recently on similar projects, challenge the number.
Analyze and qualify Vendor proposals for completeness per the bid documents. Factor in challenges specific to the bid to determine the overall estimated cost of a project.
Ensure sales tax and freight is always included.
Ensure all subcontractors and vendors are properly licensed for the jurisdiction where the project is located. Provide a brief written update the end of each week to owner/s on each project you are working on.
Ensure complete and understandable notes are taken when speaking with subs and vendors.This will ensure that when you hand off a project, the PM will be able to understand the SOW and price.
If you do not have a detail or see it on the plans but knowing the prototype would expect it, pull the cost from a like project and note where it came from. Create Add Alternates and Deducts when possible to give DI Construction the competitive edge.
Send RFI's when needed on DI Construction’s form.
Attends pre-bid meetings, conducts site inspections, evaluates specifications, prepares RFIs and collects adequate data to determine bid/no-bid decision with managers.
Conducts take-offs, evaluates specifications, evaluates past performance, sources subcontractor bids, develops preliminary project schedules and generates accurate, thorough and competitive bids.
Team with project manager in working with owners, construction professionals and public agencies for the delivery of design/build services.
Participates in negotiating most favorable contract terms, subcontractor buy-outs and material purchases.
Facilitates pre-construction process from award through stable hand-off to assigned project team,
Ensures up to date, complete and accurate records, budgets, schedules and entries into project management and project accounting systems.
Participates with managers in identifying improvement opportunities for quality of work and cost efficiencies.
Establishes and nurtures relationships with industry professionals, suppliers, general contractors, subcontractors and public agencies.
Exercises care, good judgment and risk reduction practices to protect interest of company and reduce potential liabilities.
Sources leads, screens bid requests for best match and accurate, thorough and competitive bids for construction projects.
