Lead Maintenance Technician- Garden Grove

We are a large regional property management firm looking for an experienced Lead Maintenance Technician to join our team at Garden Grove in Tempe, AZ!

The ideal candidate will have experience in all trades and be very customer service focused. Some duties will include cleaning grounds, offices, common areas, completing maintenance service requests, appliance repairs, painting, apartment turnovers, taking emergency calls and more!

Responsible for maintaining the physical integrity of the community at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Lead's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:

Cultivate resident satisfaction.

Resident Service:

Performs maintenance tasks personally or delegates to Maintenance Technicians.

Oversees and occasionally inspects work performed by Maintenance Technicians.

Institutes and manages system for handling resident service requests. Assists the Maintenance Supervisor in coordinating and directing the maintenance staff and schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.

Preventive Maintenance/Safety:

Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.

Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.

Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Indoctrinates and assists in development of all subordinate maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff.

Diagnoses and performs minor and routine maintenance and repair in assigned areas.

Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.

Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.

Position requires at least two years' experience in property maintenance or equivalent field.

Completion of Grace Hill/Yardi On-Line Training Essential Skills for New Supervisor and Conflict Resolution for Supervisors

Consistent successful use of all Yardi Maintenance Systems including processing service request through the IPhone.

Knowledgeable in maintaining PayScan per company policy.

Able to maintain adequate inventory to minimize any disruption of operating the business.

Able to schedule effectively to maximize team member's strengths and contractor efficiency.

High School Graduate or Equivalent Training (If not, must have 5 years maintenance experience.)

Knowledge of Basic Mechanical Concepts

Work performed both outdoors and indoors.

As a condition of employment, all employees must acknowledge and consent to the possibility of audio recordings being made during the performance of their work duties.

Must wear necessary safety attire and/or use appropriate equipment/tools.

Moderate to low overtime required throughout the year.

Prefer at least 2 years experience in apartment maintenance on 200 unit property!

• Experience in all trades (plumbing, electrical, a/c, etc.) Customer service attitude, flexibility and the ability to work in a team environment are key to making this position a success!
• Availability to work on-call rotation.
