Head of Service Management

TriBridge Residential is seeking a highly skilled Maintenance Service Manager to join The Brightly property, located in Davenport, FL.

The ideal candidate must provide prompt, professional, and courteous service for all resident service requests and maintain all physical aspects of the community per the goals and objectives outlined in the approved business plan.

Responsibilities

Communicate company philosophy, standards, and expectations to Service associates

Continually inform company members of changes to policies, procedures, codes and guidelines, and guide on implementing the changes

Establish on-call schedules for Maintenance associates, considering holidays, weekends and vacation schedules

Keep the Community Manager informed of the status of all maintenance issues and offer solutions

Maintain accurate and adequate inventory in shop tools and supplies

Schedule, inspect and approve all contract work to ensure compliance with company policy

Assure all contractors' insurance is following company policy and that the three bid process is utilized

Ensure compliance with the approved budget when making purchases and/or obtaining bids

Assist in the development and provide training, leadership, guidance and positive reinforcement for the maintenance staff

Requirements

At least 2 years of supervisory experience of at least 2 people

2-3 years of property management maintenance experience or related field

Must be HVAC certified

Own the required tools

High School diploma; vocational/technical school and/or college considered a plus.

Good communication and reading skills, along with excellent organizational, customer service/satisfaction skills, are essential.

Ability to lift 50 pounds

Familiarity with the OSHA guidelines

Knowledge of electrical, plumbing, carpentry, lock key, swimming pool and spa management, boilers and chillers, budget control and projection, inventory control/purchasing, preventative maintenance control, renovations, developing job safety and health standards and PPE (Personal Protective Equipment Programs)

Ability to pass a pre-employment background check and drug screening

Bilingual, Spanish-speaking preferred

Required education: High school or equivalent

Required Experience

Electrical: 2 year

Plumbing: 1 year

Maintenance Supervisor: 2 years
