Facility ManagerThe Facility Manager oversees the building and grounds of 36 Wall Street, ensuring the facility is safe, clean, and fully operational, and that the grounds are similarly well maintained in a way that demonstrates respect and care to clients, staff and our neighbors.Duties and ResponsibilitiesSupervise, direct, and maintain a building with a total gross square footage of approximately 17,000sf.Maintain building systems, such as heating, air conditioning, ventilation, plumbing, and electrical.Oversight & management of building inspections, permitting and overall code adherence.Manage contractor and vendor relationships and review service contracts regularly to ensure facility management needs are being met; negotiate bids and contracts for third party workers.Initiate purchase requests, monitor expenses and payments, and develop and implement cost reduction initiativesPlan to build maintenance and operational programs and ensure efficiency of all building systems.Responsible for the overall security of the building & grounds, including operational oversight & management of security systems.Perform, coordinate or oversee all maintenance services including repairs, janitorial services, and maintenance of grounds.Maintain a safe work environment for all employees.Performs other related duties as assigned by management.Supervisory ResponsibilitiesDirectly supervise the Custodian assigned to 36 Wall Street.Supervise & support special projects and maintenance volunteers as needed.Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.Responsibilities include interviewing, hiring, and training employees; scheduling, assigning, and directing work; provide regular supervision & performance appraisal; addressing employee concerns and provide resolutionQualificationsMinimum of five years' experience in facilities management, maintenance, construction, or related fieldMinimum of two years' supervisory experienceMust be available outside working hours for emergent communicationKnowledge of building operating systems; working knowledge of electrical, plumbing, HVAC and mechanical systemsWorking knowledge of principles and practices of project managementSound knowledge of health, safety, and environmental regulationsMust have good organizational skills and ability to efficiently multi-task, define problems, and resolve them quicklyExperience in forecasting capital needs & managing budgetsAccurate and precise attention to detailMust possess strong customer service and interpersonal skills, must be able to communicate and collaborate effectively with internal personnel at all levels and external vendors in a supportive and positive mannerMust possess basic computer skills (email, word processing, spreadsheets)Must possess current driver's license and excellent driving recordOther skills required: general knowledge of building codes & inspectional requirementsCompetenciesDiversity - Demonstrates knowledge of EEO policy; Shows respect and sensitivity for cultural differences; Educates others on the value of diversity; Promotes a harassment-free environment; Builds a diverse workforce.Ethics - Treats people with respect; Keeps commitments; Inspires the trust of others; Works with integrity and ethically; Upholds organizational values.Cost Consciousness - Works within approved budget; Develops and implements cost saving measures; Contributes to profits and revenue; Conserves organizational resources.Dependability - Follows instructions, responds to management direction; Takes responsibility for own actions; Keeps commitments; Commits to long hours of work when necessary to reach goals; Completes tasks on time or notifies appropriate person with an alternate plan.Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Sets goals and objectives; Organizes or schedules other people and their tasks; Develops realistic action plans.Problem Solving - Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem solving situations.Project Management - Develops project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and budget; Manages project team activities.Safety and SecurityObserves safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions; Uses equipment and materials properly.Physical Demands and Work Environment:Both general office conditions and occasional outdoor work with exposure to extreme temperatures and inclement weather conditions.This position requires prolonged periods of time walking, standing, bending, lifting, ascending and descending steps and ladders; must be able to lift and carry up to 50 pounds.Able to respond to emergencies in the evenings and on weekends is required.
