Facilities Maintenance (Handyman) - Full Time

The Facilities Technician is responsible for maintaining the overall condition and appearance of the properties. The day-to-day responsibilities will involve various aspects of building upkeep, safety inspections, and support functions. This role performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the
customers. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns. This role will also be responsible for ensuring the facilities are safe and presentable for the customers.
Perform daily facility inspections across multiple locations.
Assist customers with general questions, directions, and concerns.
Complete corrective/preventative maintenance work orders in a timely and professional manner.
Clean storage units after a customer vacates, prepare for the next tenant; including but not limited to disposing of abandoned items left behind by customers on the property.
Maintain general maintenance of property grounds.
Maintain supply and materials in stock, organize and replenish.
Locate and shut off valves and electrical circuits in an emergency.
Operate and perform tests on electronic systems (Fire alarm, security, timers).
Clear drainage/sewage stoppages using appropriate equipment and methods for plumbing equipment, i.e., Locate and exercise isolation and shut off valves for plumbing equipment, i.e., Perform wall patching, painting, escalate depending on size of job/location.
Schedule larger repairs with vendors and work with facilities team for approval
Communicate with Virtual Manager any updates, concerns, and red lock management.
Assist with auction process, cutting locks, taking photos.
Fluent in English language to speak, read and write clearly
Proven record of providing excellent customer service
Ability to work with minimal supervision
Understand and abide by all applicable Safety Data Sheets (SDS) procedures
Ability to use mobile devices to complete task through new apps as technology continues to advance.
High school graduation or equivalent required

• 2-3 years of general maintenance, construction, or related experience
• Perform at a semi-skilled level for Electrical, Plumbing, and/or Carpentry
• personal car insurance

This is a full-time non-exempt position scheduled for 40 hours weekly. Scheduled days can vary Sunday - Saturday, generally not to exceed 40 hours in a week. Some overtime, holiday, or weekends may be required.
Travel
This position will require travel between local stores for operating business needs.
This position operates both indoors and outdoors. Indoor environment may include duties in the office and customer area, as well as storage units. Outdoor environment may include duties for ground maintenance, security checks, garbage and waste management, and securing driveways and walkways. Must be willing to work outdoors in adverse weather conditions.
Facility Type: The work environment is primarily based at a self-storage facility, which includes a variety of indoor and outdoor areas. Responsibilities span across storage units, office spaces, maintenance shops, and outdoor storage areas.
Outdoor Exposure: The position requires working outdoors in all types of weather conditions, including heat, cold, rain, and wind. Indoor work environments include office spaces, maintenance rooms, and storage units. Noise Levels: The role involves exposure to moderate to high noise levels from equipment, machinery, and occasional vehicular traffic. Dust and Debris: The work environment may involve exposure to dust, debris, and other particulate matter, especially during maintenance and repair activities. Use of personal protective equipment (PPE) such as masks may be required.
Occasionally, the job may require working in confined or tight spaces, such as small storage units or mechanical rooms. Proper training and safety protocols must be followed.
Hazardous Materials: There may be exposure to hazardous materials, such as cleaning agents, lubricants, or other chemicals. Equipment Use: The role involves operating various tools and equipment, including hand tools, power tools, and machinery. Training in the safe use of these tools is required.
Customer Interaction: The position may involve interacting with customers, particularly when addressing maintenance issues or providing assistance. Professionalism and customer service skills are important.
Team Collaboration: The job may require working closely with other facility staff, including maintenance teams and management. Effective communication and teamwork are essential for successful operations.
Adherence to facility security protocols is necessary to ensure the safety of both employees and customers' property. This includes proper handling of keys, access codes, and surveillance systems.

Tasks may include moving storage containers, equipment, and supplies.
Must be able to stand and walk for extended periods, often in various weather conditions, while performing maintenance tasks, inspections, and customer service duties.
Frequent bending, stooping, and crouching required for tasks such as inspecting and repairing storage units, cleaning, and retrieving items from low or tight spaces.
Requires good manual dexterity for using hand tools, power tools, and operating equipment. Proficiency in handling and repairing mechanical and electrical components is essential.
Must demonstrate good coordination and balance while working on ladders, scaffolding, or uneven surfaces. Adequate vision and hearing to identify and diagnose issues, including visual inspections and listening for equipment malfunctions. Use of personal protective equipment (PPE) as required.
Valid driver's license and ability to operate company vehicles, including trucks and vans, for transporting tools, equipment, and supplies as needed.
Environmental Exposure: Ability to work in various environmental conditions, including extreme temperatures, humidity, and exposure to dust, noise, and chemicals. Physical stamina and agility to respond quickly to emergency situations, such as equipment failures or safety hazards, ensuring minimal disruption and prompt resolution.
