Job Description Summary The Facilities Maintenance Technician II is the operational backbone of the maintenance team, championing the upkeep, reliability, and safety of all building systems and equipment. This role ensures that facilities run efficiently by performing preventive and corrective maintenance, supporting repairs, and assisting with system installations. Acting as a key contributor to team success, the Facilities Maintenance Technician I drives operational excellence, promotes a safe work environment, and helps maintain the integrity and functionality of facilities critical to business operations.

Job Description EXPERIENCE, EDUCATION & JOB REQUIREMENTS Technical, vocational, or on-the-job training in one or more of the following areas: HVAC, Electrical, Plumbing, Controls, Air Compressors

Minimum of five (5) years of experience in commercial or industrial facility maintenance

Current valid driver’s license with a clean driving record,(commercial license may be required)

Proficiency in Microsoft Office applications, including Outlook, Excel, and Word

High school diploma or GED equivalent required; Promote a safe work environment throughout the facility and complete all safety training on time

Technical proficiency and comfort with troubleshooting various mechanical, electrical, and/or plumbing systems.

Professional proficiency in executing maintenance tasks with accuracy, efficiency, and compliance with safety protocols, while communicating and collaborating effectively with team members, vendors, and stakeholders

Ability to multi-task and prioritize work requests and projects

Sense of urgency & personal initiative to succeed

ESSENTIAL FUNCTIONS & RESPONSIBILITIES This position requires a high level of HVAC repair & mechanical troubleshooting skills

Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems among others

Assist with installation and modification of building equipment and systems

Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system (CMMS)

Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment

Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance

Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment

Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance

Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion

Respond immediately to emergency situations and customer service requests as assigned

Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.

Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits

Complete all required safety training as scheduled weekly/monthly/annually

This role operates in a professional office environment as well as industrial oil field type environments both indoors and outside during hot and cold climates. This role routinely uses maintenance tools and personnel lifts and standard office equipment such as computers, phones, and printers to accomplish tasks. May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties.
