Post Closing TRID Quality Assurance Analyst Team Lead

Overview Perform comprehensive TRID quality analysis of Retail and Home Mortgage Direct (HMD) operations for all investors, insurers & regulators. Ensure TRID quality of Retail and HMD are performed with adherence to all regulatory, investor & bank policy guidelines. Provide support, guidance & assistance to teammates in day‑to‑day operations as needed by management. Responsibilities Validate/review loans by performing comprehensive loan‑level review & compliance analyses of mortgages (Retail & HMD) for adherence to investors, insurers, federal regulations & Truist. Review all Loan Estimates issued at loan level by performing comprehensive change‑in‑circumstance review for adherence to all regulatory, compliance & Truist guidelines. Validate/review the Closing Disclosure for accuracy & completeness to ensure all regulatory & risk requirements of the TRID rule are met while following all other regulatory & investor guidelines. Review loans for regulatory compliance with Regulation Z and remedy any violations found. Review title commitment, purchase contract, appraisal, all Settlement Agent documentation, invoices, statements, loan disclosures & loan estimates to determine all borrower fees reflected on the Closing Disclosure appear in the correct section and are held to the appropriate tolerance limits per regulatory, compliance & Truist guidelines. Identify, correct & remedy any clerical, numerical & tolerance defects by issuing a corrective Closing Disclosure and/or refund to borrower within 60 calendar days of closing. Perform root‑cause analysis to provide feedback for the TRID Operations Manager to partner with line of business (LOB) to help reduce & eliminate any bank monetary risk. Ensure quality & productivity standards are met, improve where necessary & remediate follow‑up is accomplished per internal/external audit findings. Provide training to entry‑level associates and assist with coordination of workflow. Responsible for completing most complex loan reviews & reporting as needed by management. Provide guidance to help resolve and answer associate questions and proactively escalates when needed. Qualifications Required Qualifications Bachelor's degree or equivalent education & related training. Seven or more years of mortgage operations experience and/or previous positions requiring analysis & compliance experience. Knowledge of regulatory changes, compliance requirements, investor & loan program guidelines. Preferred Qualifications Underwriting and/or Mortgage Closing experience. FHA/VA/USDA/CP and Government DAP program experience. Language & Shift Language Fluency: English (Required) Work Shift: 1st shift (United States of America) Working Conditions Sitting/Standing/Walking/Bending/Lifting – constant and more than 50% of the time. Visual, audio & speaking – Able to access and interpret client info & communicate in person & on the phone. Manual dexterity/keyboarding – Able to use standard office equipment including PC keyboard and mouse, copy/fax machines, printers. Availability – Able to work all hours scheduled, including overtime as directed by manager/supervisor & required by business need. Travel – Up to 25%.
