Position Summary

Oracle City Homes is seeking a creative, highly organized, and results-driven  Marketing Specialist to support the marketing, branding, and sales initiatives of our new-construction communities and residential developments.

This position plays an integral role in increasing brand awareness, generating qualified buyer and Realtor leads, promoting available homes and communities, and providing the Sales Team with the marketing resources needed to drive traffic and home sales.

The ideal candidate combines strong creative and digital marketing skills with an understanding of real estate, homebuilding, and the homebuyer journey. This individual should be comfortable managing multiple communities and campaigns simultaneously while maintaining a consistent, polished, and elevated brand presence across digital, print, social media, events, and sales materials.

The Marketing Specialist will work closely with the  Managing Director, Sales Team, and internal leadership , as well as Realtors, photographers, designers, print vendors, and other external partners.

Key Responsibilities

Digital Marketing & Lead Generation

• Develop and execute marketing campaigns designed to generate qualified leads, increase community traffic, and support new-home sales.
• Manage digital marketing initiatives across social media, email, website, paid advertising, and other lead-generation channels.
• Create and maintain marketing campaigns for new communities, inventory homes, model homes, incentives, grand openings, and other sales initiatives.
• Assist with paid advertising campaigns across platforms such as Meta, Google, and other relevant digital channels.
• Monitor campaign performance, website traffic, social engagement, lead generation, and conversion metrics.
• Prepare regular marketing performance reports and recommend adjustments based on results.
• Collaborate with the Sales Team to evaluate lead quality, follow-up activity, conversion trends, and campaign effectiveness.

Social Media & Content Creation

• Manage and maintain Oracle City Homes' social media presence across Instagram, Facebook, LinkedIn, and other relevant platforms.
• Develop and maintain a strategic content calendar for communities, available homes, construction progress, closings, homeowner stories, events, promotions, and company culture.
• Create engaging photo, video, Reel, Story, and short-form content designed to showcase homes and communities.
• Coordinate professional photography, videography, drone footage, virtual tours, and other visual content.
• Write compelling captions, property descriptions, advertising copy, email content, and marketing messaging consistent with the Oracle City Homes brand.
• Monitor engagement, comments, messages, and overall social media performance.

Community & New Home Marketing

• Develop marketing strategies for individual communities and available inventory homes.
• Create and maintain community brochures, floor plans, feature sheets, price sheets, availability sheets, signage, flyers, and promotional materials.
• Ensure community information, pricing, incentives, availability, and marketing materials remain accurate and current.
• Coordinate marketing for new community launches, model home openings, inventory releases, promotions, and sales events.
• Work closely with Sales to identify homes or communities requiring additional marketing support.
• Develop campaigns that highlight community amenities, locations, floor plans, lifestyle benefits, incentives, and differentiators.

Realtor & Sales Support

• Develop marketing initiatives to strengthen relationships with Realtors and the local real estate community.
• Coordinate Realtor outreach campaigns, broker events, community tours, open houses, and networking opportunities.
• Create sales presentations, pitch decks, community presentations, digital brochures, and other client-facing materials.
• Provide the Sales Team with branded marketing materials and digital assets needed for prospect follow-up and presentations.
• Assist with Realtor communications regarding new inventory, incentives, events, and community updates.
• Support open houses and sales events with marketing, promotion, signage, registration, and follow-up materials.

Graphic Design & Brand Management

• Design professional digital and print marketing materials using Adobe Creative Suite, Canva, or similar platforms.
• Produce social media graphics, digital advertisements, email graphics, brochures, flyers, banners, signage, presentations, invitations, and promotional materials.
• Maintain and enforce Oracle City Homes' brand standards across all internal and external communications.
• Maintain standardized templates for presentations, social media, community marketing, email campaigns, and sales materials.
• Ensure all marketing materials reflect a consistent, professional, and elevated brand image.

Website & Online Presence

• Maintain and update the Oracle City Homes website with current communities, inventory, floor plans, promotions, events, photography, and other relevant content.
• Ensure online listings and community information are accurate, visually appealing, and regularly updated.
• Support SEO and website optimization initiatives designed to increase organic visibility and qualified traffic.
• Monitor website performance and recommend improvements to the customer experience and lead-conversion process.
• Coordinate updates across relevant real estate platforms and online directories as needed.

Events & Community Engagement

• Plan and coordinate grand openings, Realtor events, open houses, community events, networking events, and promotional activations.
• Coordinate invitations, registration, signage, promotional materials, vendors, catering, photography, and event logistics.
• Develop pre-event and post-event marketing campaigns to maximize attendance and lead follow-up.
• Represent and promote the Oracle City Homes brand professionally at company and industry events.

Marketing Operations

• Maintain an organized digital library of photography, video, logos, community assets, floor plans, templates, and marketing collateral.
• Manage marketing calendars, project timelines, creative requests, approvals, and deadlines.
• Coordinate with photographers, videographers, printers, sign companies, promotional vendors, advertising partners, and other third-party providers.
• Track marketing expenses, vendor invoices, purchase orders, advertising spend, and campaign budgets.
• Maintain marketing procedures and systems to ensure projects are completed accurately and on schedule.
• Research market trends, competitor activity, buyer behavior, and new marketing opportunities within the Houston residential real estate market.

Qualifications

• Bachelor's degree in Marketing, Communications, Graphic Design, Business, Real Estate, or a related field preferred.
• 3–5+ years of marketing experience , preferably within residential real estate, new-home construction, homebuilding, multifamily, architecture, development, or a related industry.
• Demonstrated experience developing and executing digital marketing and lead-generation campaigns.
• Strong graphic design and content-creation capabilities.
• Proficiency with  Adobe Creative Suite and/or Canva .
• Experience managing business social media accounts, particularly Instagram, Facebook, and LinkedIn.
• Experience with Meta Business Suite, Google Ads, email marketing platforms, CRM systems, and website content management is highly preferred.
• Experience with photography, videography, Reels, and short-form video content is a strong plus.
• Strong copywriting, proofreading, and visual storytelling skills.
• Understanding of residential real estate marketing and the new-home buyer journey is strongly preferred.
• Strong analytical skills with the ability to monitor marketing KPIs and campaign performance.
• Excellent organizational and project-management skills with the ability to manage multiple communities, campaigns, and deadlines simultaneously.
• Strong attention to detail and commitment to brand consistency.
• Excellent written and verbal communication skills.
• Self-motivated, proactive, creative, and comfortable working in a fast-paced environment.
• Ability to collaborate effectively with Sales, leadership, vendors, Realtors, and other external partners.

Ideal Candidate

The ideal candidate is more than a content creator or graphic designer. We are looking for someone who understands that  marketing should ultimately support traffic, lead generation, Realtor engagement, brand awareness, and home sales .

This individual should be equally comfortable developing a social media campaign, designing a community brochure, coordinating a realtor event, reviewing campaign analytics, visiting a community to capture content, and working directly with the Sales Team to identify new opportunities to generate buyer interest.
