BUILDING MAINTENANCE SUPERVISOR

Unclassified Position – Building Maintenance Supervisor Location 4700 North Point Pkwy, Alpharetta, GA 30022 5600 Campbell Fairburn Rd, Fairburn, GA 30213 Job Summary Supervise the building maintenance staff across Fulton County, ensuring timely and quality repair of carpentry, painting, mechanical, electrical, and plumbing systems throughout all county facilities. Responsibilities Supervise assigned staff, establish workloads, prioritize assignments, evaluate performance, enforce policies, resolve staff issues, and administer disciplinary action. Receive and prioritize emergency repair requests; oversee completion of maintenance service orders; provide training and professional development to staff. Evaluate building systems and subsystems for proper maintenance; conduct inspections to ensure maintenance needs are met. Monitor all work through service or recurring orders; create recurring work program schedules as needed. Assist staff by troubleshooting repair work, providing technical expertise, recommending solutions, reviewing invoices, and validating contract costs. Forecast staffing, supply, and equipment needs; develop cost estimates for capital improvement projects; receive vendor quotes and prepare pre‑construction consultations. Serve as liaison to county departments, vendors, and administrators; perform other related duties as required. Qualifications High School Diploma or GED required. At least three years of experience in carpentry, painting, mechanical, electrical, or plumbing repair, with one year of supervisory or lead experience. Valid Georgia driver’s license. Proficiency in building management and pest control experience in a lead or supervisory role is preferred. Ability to demonstrate proficiency in essential functions, comprehend and apply departmental policies, and function effectively in the position. Preferred Qualifications Leadership under pressure – ability to maintain composure during emergencies, prioritize tasks, and direct staff efficiently. Operational planning and execution – plan daily, weekly, and long‑term maintenance schedules; allocate resources effectively. Adaptability and rapid problem solving – diagnose issues across systems, adjust priorities, and identify cost‑effective fixes. Team cohesion and communication – clear task assignment and constructive conflict resolution; collaborate with custodial staff, contractors, vendors, and departments. Safety and risk awareness – recognize unsafe conditions, enforce OSHA, fire codes, and building safety standards. Technical proficiency – understand electrical, plumbing, HVAC, carpentry, and mechanical systems; use diagnostic tools and maintain equipment.
