Project Manager

Vanbarton Group is seeking a Project Manager to join its Development & Construction team in Boston and support the execution of a large-scale office-to-residential conversion. The Project Manager will work directly with Vanbarton’s development team and will be involved across all phases of the project, including design, preconstruction, permitting, procurement, construction, turnover, and closeout. This is an owner-side position requiring an individual who can independently manage consultants and contractors, identify and resolve issues, maintain accountability across the project team, and communicate effectively with senior leadership. The ideal candidate has experience managing complex development, major renovation, or adaptive reuse projects and is comfortable working in a fast-paced, highly collaborative environment. Key Responsibilities: Design & Preconstruction Manage day-to-day coordination of the architect, engineering consultants, specialty consultants, general contractor, and other members of the project team. Review architectural, structural, MEP/FP, civil, and other consultant drawings for coordination, constructability, scope completeness, and alignment with the project budget. Lead regular design, preconstruction, and coordination meetings and maintain accountability for deliverables and action items. Work closely with the general contractor throughout preconstruction to evaluate constructability, logistics, phasing, schedule, and cost. Coordinate value engineering exercises while protecting the project's design intent, quality, and operational objectives. Assist with development and evaluation of bid packages, subcontractor proposals, leveling, scope reviews, and buyout recommendations. Identify long-lead equipment and critical procurement items and ensure procurement activities remain aligned with the overall project schedule. Coordinate with the design team, permitting consultants, legal counsel, and relevant City agencies throughout the permitting process. Track submissions, comments, approvals, and required project milestones. Work with consultants to proactively resolve code, zoning, life-safety, accessibility, utility, and other regulatory issues. Maintain a comprehensive permitting and approvals tracker and escalated issues that could impact the critical path. Construction Management Represent ownership in the day-to-day management of the general contractor and construction team. Monitor construction progress against the approved schedule, budget, contract documents, and project quality standards. Participate in and/or lead Owner-Architect-Contractor meetings and other project coordination meetings. Review RFIs, submittals, change orders, field conditions, and proposed design modifications from an ownership perspective. Evaluate contractor change-order requests for scope, entitlement, pricing, schedule impact, and contractual responsibility. Budget & Schedule Assist in maintaining and updating the overall development and construction budget. Track commitments, anticipated costs, change orders, contingencies, and projected final costs. Review contractor payment applications and consultant invoices for accuracy and alignment with completed work and contractual obligations. Assist with preparation of project updates, budget reports, schedules, and other materials for senior management, investors, and lenders. Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field. Approximately 5-8+ years of relevant development, construction, architecture, engineering, or owner's representative experience. Experience with large-scale residential, mixed-use, adaptive reuse, or complex renovation projects strongly preferred. Experience managing projects through both preconstruction/design and active construction. Strong understanding of construction documents, contracts, schedules, budgets, procurement, RFIs, submittals, and change-order processes. Ability to read and understand architectural, structural, and MEP/FP drawings. Experience working with general contractors, architects, engineers, and specialty consultants. Boston-area construction and permitting experience is highly desirable. Strong financial and analytical skills, including proficiency with Microsoft Excel. Experience with project management and construction platforms such as Procore, Bluebeam, or similar software preferred. Excellent written and verbal communication skills.
