VP of Operations

This VP of Operations role provides senior, multi-region leadership for day-to-day property operations within an institutional multifamily portfolio. The position sets portfolio-wide operating expectations and performance cadence while directing a Regional Director organization across multiple markets. The role partners closely with ownership and asset management stakeholders to align field execution with portfolio strategy, including support for capital planning and transaction activity, and is based in Houston, TX.

• Represent Operations in investment decisions, including underwriting input, due diligence, and transition planning for acquisitions and dispositions
• Provide senior leadership for multi-region operations across an institutional multifamily portfolio, with accountability for consistent field execution and operating performance
• Own portfolio-wide operating results across regions, including occupancy, revenue growth, NOI performance, expense control, resident retention, and forecasting
• Set operating strategy, standards, and execution expectations for leasing, maintenance, capital delivery, and resident experience programs
• Partner with ownership, asset management, and investment stakeholders to develop and execute property/portfolio business plans and value-creation initiatives
• Oversee operating and capital budgets; approve major contracts/expenditures within authority and manage multi-region vendor/contractor relationships
• Review consolidated performance and variance reporting; present results, risks, and recommendations to senior leadership and ownership
• Lead, develop, and performance-manage Regional Directors; build depth and succession across field leadership
• Build and continuously improve operating playbooks, policies, procedures, and operating cadence to drive consistency and efficiency
• Drive adoption and disciplined use of property management, revenue management, and data/reporting systems to improve decision-making
• Identify and mitigate portfolio-wide operational and reputational risks; provide compliance oversight across regions for Fair Housing and affordable/regulated housing programs
• Bachelor's degree in Business, Real Estate, or related field (MBA preferred); 8-10+ years of multifamily operations leadership with multi-region, portfolio-level P&L ownership and direct oversight of regional leadership teams; CPM preferred; affordable/regulated housing compliance experience preferred (e.g., LIHTC, HUD/Section 8, tax credit)
